Cooper is seeking an experienced Construction Project Manager / Architect to manage residential and commercial construction projects from design coordination through project completion. The ideal candidate will have a strong architectural background, practical construction knowledge, and experience managing projects in the United States.
This role requires close coordination with clients, architects, engineers, subcontractors, vendors, field personnel, and internal project teams to ensure projects are completed safely, on schedule, within budget, and according to approved plans and specifications.
Key Responsibilities:
Manage construction projects from preconstruction through closeout.
Review architectural drawings, specifications, contracts, submittals, and project requirements.
Coordinate architectural, structural, mechanical, electrical, plumbing, and fire protection disciplines.
Develop and maintain project schedules, budgets, procurement logs, and task trackers.
Prepare and manage RFIs, submittals, change orders, purchase orders, and project documentation.
Identify drawing conflicts, missing information, and constructability concerns before work begins.
Coordinate with subcontractors, vendors, consultants, and field teams.
Monitor project progress, costs, quality, and compliance with contract documents.
Conduct project meetings and prepare clear meeting minutes and action items.
Review subcontractor proposals, quotations, invoices, and change-order requests.
Assist with material procurement, delivery coordination, and lead-time tracking.
Ensure work complies with applicable building codes, approved plans, specifications, and client requirements.
Provide design clarification and architectural support throughout construction.
Track inspections, permits, testing requirements, punch-list items, and closeout documents.
Communicate project updates, risks, delays, and recommended solutions to management.
Maintain organized and accurate digital project records.
Qualifications:
Bachelor’s degree in Architecture, Construction Management, Civil Engineering, or a related field.
Licensed Architect or architectural registration is preferred but not required.
At least 3 years of construction project management or architectural experience in the United States.
Experience with residential renovations, commercial interiors, or general construction projects.
Strong understanding of architectural drawings, construction details, specifications, and building systems.
Familiarity with U.S. construction practices, building codes, permitting, and inspection procedures.
Experience preparing and reviewing RFIs, submittals, change orders, schedules, and cost reports.
Proficiency in AutoCAD, Revit, Bluebeam, Microsoft Office, Google Workspace, and project management platforms.
Strong written and verbal English communication skills.
Excellent organizational, problem-solving, and time-management abilities.
Ability to manage multiple projects, deadlines, and stakeholders simultaneously.
Detail-oriented, proactive, dependable, and comfortable working independently.
Preferred Qualifications:
Experience managing projects in New York, Florida, or other U.S. jurisdictions.
Knowledge of NYC Department of Buildings procedures and documentation.
Experience working with general contractors, subcontractors, architects, engineers, and property owners.
Familiarity with estimating, procurement, scheduling, and construction cost control.
Experience with high-end residential renovations or government construction projects.
