Bally Gwynedd Realty and Elk Homes LLC — a Broker-owned wholesale real estate operation in Southeastern Pennsylvania (Montgomery, Bucks, Chester, Delaware counties). Multi-licensed Broker of Record, senior team, structured SOPs, and a hybrid AI/human operating stack.

You will work alongside two AI agents:

- SCOUT — our AI SMS agent, handles most primary texting on Smarter Contact
- KEYSTONE — our AI Lead Manager, runs daily QC and logs to Asana

This is a senior, long-term seat for someone who can be the human relational and phone layer while the AI handles the automated layer.

THE ROLE

You are the Dispo Specialist — the human piece of the disposition workflow. Your day-to-day is on the phone with cash buyers and Realtors, building the buyer list, and moving contracts through to close.

CORE WORK:

- Continuous outbound cold call outreach to InvestorBase buyers (required daily activity, not periodic)
- Build and maintain the cash buyer list through inbound and outbound phone calls, texts, networking, REIA events, Facebook investor groups
- Vet incoming buyers: POF, EMD capacity, buy box (area, property type, price range)
- Maintain per-property Disposition Tracker on every active property from contract execution to assignment
- Execute the Broker's hour-by-hour dispo workflow spreadsheet
- Push qualified buyer leads to the buyer's Slack channel and organize in FUB
- Follow-up sequences on cash buyer relationships
- Handoff HOT/WARM seller leads to the Acquisitions Specialist within 10 minutes
- Backup SMS on Smarter Contact when Scout is offline or hands off nuanced conversations

- 1 to 3 minute SMS response when handling SMS backup
- POF confirmation before address disclosure
- Strict adherence to our tagging system and follow-up cadence

WHO YOU ARE
======================================================

- 2+ years of US wholesale real estate disposition experience specifically (not general VA work, not lead gen only, not administrative)
- InvestorBase experience preferred; upgraded training from an established US broker or investor is a strong bonus
- Comfortable with phone-heavy work (5+ hours of active speaking per day)
- Fluent, professional written and spoken English
- Kind but pushy — you can close conversations, push through objections, and hold a line on price
- Comfortable working alongside AI agents in a hybrid stack (transparency at hire is a feature; you will figure the AI stack out within your first three days regardless)
- Willing to follow strict SOPs and not "improvise" around them
- Reliable attendance with a documented track record from prior employers
- Long-term commitment mindset (5+ years if the fit is right)
- Respects women in authority (the Broker of Record is a woman)

COMPENSATION

- $10.00 USD per hour, $400/week cap
- $200 USD bonus per signed contract that closes successfully (paid at closing)
- 13th-month bonus in December (contingent on performance)
- Weekly pay via Wise, Friday EOD
- PTO accrues after 150-day probation: 5 days year 1, 10 days year 2, 15 days year 3+
- US Federal holidays observed (paid after Day 180)
