Prime Renovations is a boutique general contracting firm in Manhattan specializing in high-end renovations of co-op and condo apartments. Our projects typically range from $700K to over $3M. We're a small, systems-driven team, and this is a long-term role for someone who wants to grow with us, not a one-off project.
The Role
You'll own the estimating workflow from plan set to bid-ready proposal. Day-to-day, that means:
Performing quantity takeoffs from architectural drawings (demolition, framing, drywall, millwork, tile, flooring, paint, electrical, plumbing fixtures, and finishes)
Building estimates in our CSI-organized cost catalog in Excel, applying our markup structure
Managing bids in Procore: sending bid invitations to subcontractors, tracking responses, and leveling sub quotes
Requesting and comparing supplier pricing for materials
Following our documented SOPs and flagging where they can be improved
Requirements
2+ years of construction estimating experience, residential preferred
Experience doing takeoffs from real architectural plan sets using PlanSwift, Bluebeam, STACK, or similar (we use PlanSwift)
Strong Excel skills: you're comfortable with structured workbooks, formulas, and keeping a cost database clean
Able to read US construction drawings and specifications
Strong written English; you'll communicate with subs and suppliers
Available to overlap at least 4 hours with US Eastern time
Reliable internet and a computer that can run takeoff software
Nice to Have
Experience with US residential work, especially apartments, interiors, or renovation (not just new build)
Procore experience
Familiarity with CSI divisions
How to Apply
Start your application with the word GRANITE so I know you read this. Then answer these three questions. Applications that skip them will not be considered.
Describe the most recent takeoff you completed: project type, scope, which software you used, and roughly how long it took you.
Have you estimated US-based residential projects before? If yes, describe one.
List every estimating and takeoff tool you've used, and rate yourself 1 to 10 on Excel.
Shortlisted candidates will be offered a paid test: a takeoff from one of our actual plan sets.
