Remote Mechanical Takeoff Estimator
Position Summary
Kinley Construction Group is seeking an experienced Remote Mechanical Takeoff Estimator to support our preconstruction and estimating operations. Kinley is a self-performing industrial mechanical contractor specializing in complex piping and infrastructure projects within the aviation fueling, railroad, energy, government, industrial, and wastewater markets.
The primary responsibility of this position is to review engineered construction drawings and specifications and prepare detailed, accurate mechanical pipe, fitting, and equipment quantity takeoffs. The completed takeoffs will be provided to Kinley’s lead estimators, who will use the quantities to obtain vendor and subcontractor pricing and develop project estimates.
Takeoffs must be sufficiently detailed for Kinley’s lead estimators to solicit material and equipment pricing from vendors without requiring the lead estimator to repeat the takeoff. The takeoff estimator will not be expected to make final pricing or bidding decisions independently. Kinley’s lead estimator will retain responsibility for pricing strategy, labor production assumptions, subcontractor selection, risk evaluation, and final proposal preparation.
This is not an entry-level position. The successful candidate must have prior experience estimating industrial mechanical piping systems and must be capable of independently interpreting engineering drawings, specifications, and related bid documents.
Accuracy is the most important requirement for this position. However, the takeoff estimator must also be able to complete assignments efficiently and consistently to support multiple concurrent bid deadlines.
Primary Responsibilities
Mechanical Piping and Equipment Takeoff
Review project drawings, specifications, addenda, equipment schedules, details, and other bid documents to prepare detailed material and equipment takeoffs. These takeoffs include:
Pipe, organized by material, size, and schedule.
Fittings, including elbows, tees, reducers, couplings, caps, and specialty fittings.
Flanges, gaskets, bolts, and related connection materials.
Valves, including type, size, pressure class, material, operator, and actuator requirements.
Weld count, derived from the lengths and quantities of the materials noted above.
Pumps, filters, strainers, separators, and other process equipment.
Flow meters, venturis, gauges, transmitters, and instrumentation components.
Pressure-relief valves and other specialty valves.
Expansion joints, flexible connectors, and vibration-isolation components.
Pipe supports, guides, anchors, hangers, shoes, racks, and other support systems.
Equipment supports, access platforms, structural frames, and miscellaneous structures.
Drawing and Specification Review
Compare plans, profiles, details, and specifications to confirm that quantities and material requirements are consistent.
Identify differences between drawings and specifications.
Review drawing notes, legends, abbreviations, general notes, and applicable specification sections.
Track addenda, revised drawings, bulletins, and other bid-document changes.
Identify unclear, conflicting, or missing information and communicate questions to the assigned Kinley lead estimator for RFI development.
Document assumptions, inclusions, exclusions, and unresolved items used in preparing the takeoff.
Secondary Responsibilities
The following capabilities are highly desirable but are secondary to the mechanical takeoff responsibilities described above.
Identification of Other Project Scopes
Review project documents and identify subcontracted or specialty scopes that may be required, including:
Electrical
Instrumentation and controls
Tanks
Painting and/or coating
Insulation and heat tracing
Structural steel
Cast-in-place and precast concrete
Asphalt paving
Earthwork, grading, and heavy civil construction
Demolition
Temporary facilities, access, and site-logistics requirements
Subcontractor Scope Development
When requested, prepare draft subcontractor scope of work documents that:
Clearly describe the work to be priced.
Reference the applicable drawings and specification sections.
Identify material, equipment, labor, and testing requirements.
Clearly state known inclusions, exclusions, assumptions, and potential scope gaps.
Provide enough detail for subcontractors to prepare complete and comparable proposals.
Required Qualifications
Previous experience estimating industrial mechanical piping systems. Five or more years of relevant mechanical estimating, piping takeoff, or industrial construction experience preferred.
Demonstrated ability to perform detailed piping and equipment takeoffs from engineered construction documents. Experience with aviation fueling, railroad, industrial process, energy, government, or water/wastewater projects preferred.
Strong understanding of industrial piping components, materials, fittings, flanges, valves, supports, and specialty equipment. Experience with carbon steel, stainless steel, ductile iron, HDPE, and specialty piping systems preferred.

Ability to manage multiple assignments and deadlines.
Ability to work independently while communicating effectively with the assigned lead estimator.
Fluent spoken and written English.
Ability to participate in technical discussions and Microsoft Teams meetings conducted in English.
Strong proficiency with Microsoft Excel, PDF documents,
Experience using electronic takeoff or PDF markup software.
Reliable computer equipment, dependable high-speed internet access, audio capability, and a suitable environment for virtual meetings.
Availability to work Monday through Friday from 8:00 a.m. to 5:00 p.m. U.S. Central Time, including participation in scheduled meetings and coordination during Kinley’s normal business hours.
