JOB OVERVIEW

Are you a seasoned Airbnb professional who can run operations end-to-end without hand-holding? Do you thrive under pressure, juggle multiple priorities daily, and solve problems independently? If you’ve managed 50+ listings, this role is for you.
We are a fast-growing short-term rental company looking for a highly experienced Airbnb Property Manager / Co-host to play a critical role in daily operations and growth.

THIS ROLE IS NOT FOR BEGINNERS

We are looking for someone who:
- Works independently
- Solves problems instead of just reporting them
- Can handle high pressure, high volume, fast-paced operations
- Is extremely responsive and detail-oriented

Key Responsibilities
• Fully manage and optimize 80 active listings across Airbnb, VRBO, and similar platforms
• Handle all guest communication (pre-booking, during stay, post-checkout)
• Manage check-ins, check-outs, issues, emergencies, and guest complaints professionally
• Implement and manage dynamic pricing strategies to maximize revenue
• Optimize listings (titles, descriptions, photos, amenities, house rules, messaging)
• Ensure properties are guest-ready at all times (cleaning + maintenance coordination)
• Screen guests and enforce house rules
• Continuously improve systems, workflows, and guest experience

MUST-HAVE Qualifications (Non-Negotiable)

- Managed 50+ Airbnb listings (40+ minimum will NOT be considered)
- Proven Airbnb / short-term rental property management experience
- Strong understanding of Airbnb policies, claims, and review disputes
- Excellent English (written & spoken)
- Ability to work independently without constant supervision
- Ability to solve problems, not just escalate them
- Comfortable working under constant pressure
- Strong multitasking skills — this role involves managing many moving parts daily
- Highly organized and extremely detail-oriented
- Team player with leadership capabilities
- Proficient with property management software, CRMs, and channel managers

Work Requirements
- 5 days per week
- Eastern Time hours
- Super responsive during working hours
- Comfortable making decisions independently
- We use Hubstaff for time tracking and payroll — this is mandatory
- Must be available to work weekends and holidays when required
