JOB OVERVIEW

Job Posting: Real Estate Skip Tracing VA (Bulk Processing)

Real Estate Skip Tracing Specialist – Bulk Lead Processing (Experience Required)

Overview:

We're hiring a dedicated VA to skip trace real estate leads (foreclosure, pre-foreclosure, absentee owner, and related distressed-property lists) in bulk using [Propstream / REsimpli / Tracerfy — fill in your chosen platform(s)]. This is an ongoing, recurring role — not a one-time project. You'll be processing hundreds to thousands of leads per week, so speed, accuracy, and consistency matter more than any single skill.

The platform we use determines base data quality. Your job is flawless execution: correct filtering, clean bulk exports, deduplication, and catching obvious bad data before it reaches us.

Core Responsibilities

Pull raw lead lists from [platform name] based on criteria we provide (location, foreclosure stage, equity range, property type)

**Run bulk skip traces on lead lists (typically 200–2,000 records per batch)**

Deduplicate leads across multiple lists/campaigns before and after skip tracing (list stacking)

Flag and remove records with no valid phone match, disconnected-format numbers, or incomplete data

Cross-reference DNC (Do Not Call) status and litigator flags on every number and clearly mark them in the export — do not delete these records, just flag them

Organize and label CSV exports according to our naming convention (we'll provide a template)

Track daily/weekly output: number of leads pulled, number successfully skip traced, hit rate achieved

Report any recurring data quality issues back to us (e.g., "this zip code consistently returns low match rates") — this feedback loop is part of the job, not just execution

Required Screening Questions (applications without these answered will be rejected)

Which skip tracing platform(s) have you used: Propstream, Propwire, BatchLeads, REsimpli, Tracerfy, DealMachine, or other?
List all, and specify which you've used most recently and for how long.

What is the largest single batch you've skip traced at once? How long did it take?

Walk us through your process for cleaning a list before and after skip tracing (deduplication, formatting, flagging bad records).

Have you worked with DNC scrubbing or litigator lists before? Briefly describe.

What's your typical daily/weekly volume capacity for skip tracing (realistic number of leads, not a guess)?

Proof of Skill (required for shortlist)

***Submit a short screen recording (Loom or similar) showing you skip trace a sample batch of at least 20 leads on any platform you have access to, start to finish — including how you clean and organize the output.**** (This will have you standout from other candidates!!!******(This is not mandatory)
