JOB OVERVIEW

We are looking for a Philippines-based property research assistant with real technical ability in property feasibility, zoning, planning controls, mapping, construction, valuation evidence or development research.

This is not a general VA role.

This is not a lead generation, CRM, social media, cold calling or basic admin role.

We need someone who can help assess whether residential and development properties in New South Wales, Australia may have real development or value-add potential.

The work will support early-stage property due diligence, including zoning checks, LEP/DCP research, setbacks, planning controls, site constraints, comparable evidence and basic feasibility inputs.

You do not need to be a licensed Australian town planner, architect, surveyor, engineer, valuer or builder. However, you must have real training or experience in at least one relevant technical area.

Relevant backgrounds include:

- town planning support
- architecture
- civil engineering
- quantity surveying
- GIS or mapping
- surveying or geodetic engineering
- valuation research
- property development research
- construction cost research
- real estate data analysis
- comparable sales and rental evidence
- land development or subdivision research

Main responsibilities:

- Review NSW residential and development property opportunities
- Check zoning using NSW planning websites and council resources
- Research LEP, DCP and planning controls
- Check lot size, frontage, site shape and basic development constraints
- Review setbacks, height limits, floor space ratio, minimum lot size and land-use controls
- Identify site risks such as flood, bushfire, heritage, easements, slope, access, drainage or environmental constraints
- Use online maps, aerial imagery and property records to assess sites
- Research comparable sales and rental evidence
- Assist with basic feasibility inputs using provided spreadsheets
- Prepare clear due diligence summaries
- Flag risks, missing information and items that need professional confirmation
- Recommend whether a property should be rejected, held, investigated further or treated as a strong candidate

The right person will have:

- Strong research ability
- Good spreadsheet skills
- Ability to read property maps, zoning maps or planning documents
- Ability to think commercially, not just copy data
- Strong attention to detail
- Clear written English
- Ability to explain findings simply
- Willingness to learn NSW property systems
- Confidence asking questions when something is unclear

- GIS or mapping tools

- CoreLogic / RP Data
- PriceFinder
- Archistar
- AutoCAD
- Civil 3D
- Excel or Google Sheets
- Quantity surveying or cost planning
- Valuation research
- Comparable sales analysis
- Property feasibility spreadsheets

Important:

Accuracy matters. This role is not about guessing.

We do not need someone who simply copies information into a spreadsheet. We need someone who can look at a property and think through whether it may actually work as a development or investment opportunity.

You must understand the difference between:

- A property looking good online
- A property being zoned correctly
- A property actually being buildable
- A property being commercially worthwhile

You will not be providing professional legal, planning, building, engineering, valuation or financial advice. Your role is to assist with research, first-pass due diligence and risk flagging.

Work arrangement:

- Remote role from the Philippines
- Part-time to start
- Ongoing work available for the right person
- Flexible hours, but deadlines must be met
- Paid hourly or per completed research task depending on experience
- Paid trial task will be provided for shortlisted applicants
