Role Overview
The Sales & Acquisitions Manager is responsible for identifying, evaluating, and securing real estate investment opportunities that align with the company's acquisition strategy. This role oversees lead generation, seller outreach, property underwriting, broker relationships, and transaction coordination while ensuring a consistent pipeline of qualified investment opportunities.
The ideal candidate is highly organized, analytical, results-driven, and comfortable communicating with property owners, real estate professionals, lenders, and internal stakeholders. This position requires strong negotiation skills, attention to detail, and the ability to manage multiple acquisition activities simultaneously.

CORE RESPONSIBILITIES
Lead Generation
• Generate qualified acquisition leads through multiple channels, including:
o Auctions
o Pre-foreclosures
o Tax foreclosures
o Probate properties
o Vacant properties
o Absentee owners
o Tired landlords
o Expired listings
o FSBO (For Sale By Owner)
o MLS and off-market opportunities
o Direct referrals
o Public records and online lead sources
• Continuously research and identify new lead generation opportunities.
• Maintain an organized acquisition pipeline.

Seller Outreach & Lead Management
• Conduct outbound cold calls to property owners and prospective sellers.
• Manage SMS marketing campaigns and follow-up communications.
• Respond promptly to inbound seller inquiries.
• Qualify leads based on company acquisition criteria.
• Schedule appointments and coordinate property discussions.
• Maintain detailed notes and communication history within company systems.

Broker & Realtor Relations
• Build and maintain strong working relationships with brokers and Realtors.
• Communicate regularly regarding investment opportunities.
• Request comparable sales, market insights, and property information.
• Coordinate property showings and inspections.
• Expand the company's referral network.

Property Underwriting & Financial Analysis
• Analyze investment opportunities using company underwriting guidelines.
• Review comparable sales, market trends, repair estimates, and exit strategies.
• Prepare acquisition analyses and investment summaries.
• Calculate:
o ARV (After Repair Value)
o Purchase price recommendations
o Estimated renovation costs
o Holding costs
o Closing costs
o Profitability projections
• Prepare Net Sheets and acquisition recommendations for management review.

Negotiation & Acquisitions
• Negotiate purchase terms with sellers, agents, wholesalers, and other stakeholders.
• Assist in preparing Letters of Intent (LOIs), purchase agreements, and related acquisition documents.
• Coordinate contract execution and document collection.
• Maintain consistent communication throughout the acquisition process.
• Escalate complex negotiations to executive management when necessary.

Due Diligence
• Coordinate property inspections and contractor walkthroughs.
• Verify ownership, title information, taxes, liens, and other encumbrances.
• Review available legal documents and public records.
• Assist in coordinating appraisal, valuation, and lender requirements.
• Ensure acquisition files are complete and properly documented.

Marketing & Campaign Management
• Coordinate SMS and direct marketing campaigns.
• Assist with cold calling initiatives and lead generation campaigns.
• Monitor campaign performance and recommend improvements.
• Maintain accurate marketing lists and lead databases.

Reporting & Pipeline Management
• Maintain accurate acquisition trackers and CRM records.
• Provide daily, weekly, and monthly acquisition reports.
• Track:
o New leads generated
o Calls completed
o SMS campaign performance
o Qualified leads
o Active negotiations
o Contracts pending
o Closed acquisitions
• Present acquisition pipeline updates to executive leadership.

Systems & Documentation
• Maintain organized acquisition files and documentation.
• Ensure all communications, contracts, underwriting analyses, and reports are properly stored.
• Update Standard Operating Procedures (SOPs) as acquisition processes evolve.
• Maintain data accuracy across company systems.

Continuous Improvement
• Stay informed on local real estate market conditions and investment trends.
• Recommend improvements to lead generation strategies and acquisition processes.
• Identify opportunities to improve workflow efficiency and conversion rates.
• Support implementation of new acquisition tools, software, and automation.

QUALIFICATIONS
• Experience in real estate acquisitions, wholesaling, sales, or investment analysis preferred.
• Strong negotiation and communication skills.
• Excellent organizational and time management abilities.
• Comfortable making outbound cold calls and conducting seller outreach.
• Experience with SMS marketing platforms, CRM systems, and lead management software.
• Knowledge of property valuation, underwriting, and investment analysis.
• Ability to interpret comparable sales and market data.
• Proficient in Microsoft 365, Excel, SharePoint, and project management tools.
• Self-motivated with strong attention to detail and follow-through.
