JOB OVERVIEW

Full-Time Real Estate SMS Lead Manager / Acquisition VA

We are a wholesale real estate company looking to hire a full-time SMS Lead Manager / Acquisition VA to help manage seller conversations, organize leads, and assist with deal analysis.

This role is ideal for someone who is organized, responsive, detail-oriented, and comfortable communicating with property owners through SMS.

Responsibilities

You will be responsible for:

Managing inbound and outbound SMS conversations through Smarter Contact
Responding to motivated seller leads quickly and professionally
Asking qualifying questions to determine seller motivation, asking price, property condition, timeline, and deal potential
Updating lead notes, statuses, and follow-up tasks inside the CRM
Comping deals using Zillow, Land ID, and PropStream
Reviewing property details such as location, acreage, access, taxes, parcel data, and comparable sales
Preparing potential offer numbers and sending them to me and my partner for approval
Following up with warm leads consistently
Keeping the pipeline organized and up to date
Reporting directly to me and my partner
Requirements

The ideal candidate should have:

Experience with real estate lead generation, wholesaling, or acquisitions
Experience using Smarter Contact preferred
Experience with Zillow, Land ID, PropStream, or similar real estate tools
Strong written English communication skills
Ability to follow scripts while still sounding natural
Strong attention to detail
Ability to work full-time
Reliable internet and computer
Ability to work during U.S. business hours or partial U.S. business hours
Willingness to learn our process and follow instructions
Bonus Skills

These are not required, but are a plus:

Experience with land wholesaling
Experience comping vacant land
Experience using GoHighLevel or another CRM
Experience making offers to sellers
Experience managing follow-up campaigns
Experience with cold texting or SMS campaigns
