JOB OVERVIEW

Position Overview

We are seeking a detail-oriented Mortgage Loan Processor with strong DSCR and investment property experience to support a high-volume pipeline. This role works directly with the Loan Originator to move files from submission to clear to close. The majority of your pipeline will be DSCR loans on investment properties, with a smaller mix of full doc conventional loans on primary residences and bank statement loans. The ideal candidate understands how each of these products is underwritten and can keep files moving without constant oversight.



Loan Types You Will Process

The bulk of this role is DSCR. You should be confident processing all three of the following:
DSCR / investment property loans (primary focus, majority of pipeline). Comfortable with rent schedules and DSCR ratio calculations, lease agreements and market rent (1007), business purpose and occupancy affidavits, entity vesting (LLC docs, operating agreements), and the non-QM condition set that comes with these files.
Conventional full doc loans on primary residences (smaller volume). Comfortable with income and asset documentation, AUS findings, and processing in full compliance with TRID timing and disclosure requirements.
Bank statement loans. Comfortable building and documenting income from personal or business bank statements and working with the lender's bank statement analysis requirements.



Key Responsibilities

Review new DSCR and Non-QM files for completeness and accuracy before submission. Submit files to underwriting and manage each loan through to clear to close. Review conditional approvals and prepare a clear, organized list of conditions. Communicate directly with borrowers to request and collect documentation, and explain underwriting conditions in plain, professional language. Follow up persistently with borrowers, third parties, and vendors to clear outstanding items. Order and track appraisals, title, insurance, and payoffs, and coordinate with those providers throughout the file. Calculate and verify DSCR ratios and confirm the file supports the program and pricing tier. Ensure TRID timing and disclosure requirements are met on every applicable file. Upload and organize all documentation in the LOS and keep compliance requirements satisfied. Work side by side with the Loan Originator to resolve conditions quickly and keep every file moving toward closing.



Qualifications

Prior experience as a Mortgage Loan Processor, with hands-on DSCR and Non-QM processing strongly preferred. Working knowledge of DSCR ratio calculations, rent schedules, and entity-vested investment property files. Experience processing conventional full doc loans under TRID, plus bank statement income loans. Familiarity with wholesale lender portals and submission processes. Strong written and verbal communication and the ability to work directly with borrowers. Highly organized with excellent attention to detail and the ability to manage many files at once. Comfortable in an LOS and document management platforms (LendingPad experience a plus).
