JOB OVERVIEW

About the Role
We are a growing residential property management company looking for a detail?oriented, reliable Remote Property Manager based in the Philippines. Your primary goal: keep units full, rents collected, and issues handled quickly with excellent communication.

You will work closely with our Maintenance Coordinator, monitor AppFolio daily, and make sure vacancies are filled as fast as possible with qualified tenants.

Key Responsibilities
1. Rent Collection & Delinquencies

Monitor daily rent collections in AppFolio.
Verify 100% of tenants are paid or properly tagged (late / payment plan / notice) by set deadlines.
Send late notices, payment reminders, and coordinate with tenants on payment plans according to company policy.
Prepare weekly delinquency reports for ownership.
2. Maintenance Coordination Support

Review new maintenance requests in AppFolio and make sure they are correctly categorized and assigned to the Maintenance Coordinator / vendors.
Follow up on open work orders to ensure they are completed within target timeframes.
Communicate with tenants regarding scheduling, access, and status updates.
Flag recurring issues or vendor performance problems to management.
3. Leasing & Vacancy Management

Monitor upcoming move?outs and newly vacant units in AppFolio.
Coordinate with the team to ensure units are turned quickly and listed immediately once rent?ready.
Respond to rental inquiries (email, phone, portal) quickly and professionally.
Pre?screen applicants, collect documents, and move qualified prospects through the application and lease?signing process.
Track days?vacant and report bottlenecks.
4. Tenant Communication & Documentation

Respond to tenant questions and requests within agreed SLAs.
Document all interactions and decisions inside AppFolio (notes, tasks, follow?ups).
Escalate legal / serious issues to management promptly with clear documentation.
Requirements
MUST HAVE:
Strong experience using AppFolio (daily user, not just training).
1+ year experience in property management, leasing, or similar real estate operations role.
Excellent written and spoken English.
Strong attention to detail and follow?through.
Comfortable working U.S. business hours (or overlapping core hours).
Stable internet connection and quiet work environment.
Performance Metrics (How You’ll Be Measured)
% of rent collected by the 5th / end of month.
Average days?vacant per unit.
% of maintenance tickets resolved within target time.
Response time to tenants and applicants.
