About Us
MGVG Development is a Georgia-based multifamily development company focused on developing workforce housing communities throughout the state. We currently own and operate approximately 400 apartment units and are actively expanding our development pipeline.
We are seeking a highly analytical, detail-oriented Real Estate Market & Land Acquisition Analyst to identify underserved housing markets, locate development opportunities, and help drive our expansion strategy.
This is not a typical virtual assistant position. We are looking for someone who can think critically, conduct independent research, and help identify our next development opportunities.
Position Overview
Your primary responsibility is to identify Georgia markets that have a demonstrated need for additional housing and then locate development sites that meet our acquisition criteria.
You will effectively serve as our acquisitions research department by identifying both the market opportunity and the land opportunity.
Primary Responsibilities
Market Research & Housing Demand Analysis
• Identify underserved housing markets throughout Georgia
• Analyze population growth, employment growth, housing shortages, vacancy rates, occupancy levels, rent trends, and workforce housing demand
• Review comprehensive plans, housing studies, and economic development announcements
• Identify cities and counties actively seeking additional housing development
Development Pipeline Research
• Track multifamily developments under construction
• Monitor planning commission agendas, rezoning applications, and development permits
• Identify competing apartment developments and estimate future supply
Land Acquisition Research
• Identify development sites through Crexi, LoopNet, LandWatch,
• Verify ownership, zoning, rezoning potential, utility availability, flood status, and road frontage
Market & Site Feasibility
• Determine whether rents can support $1,150+ one-bedroom units and $1,300+ two-bedroom units
• Verify documented housing need and likelihood of multifamily support
• Evaluate market competition and site viability
Development Site Criteria
• Georgia locations only
• Population greater than 13,000
• 4-8 acre parcels
• Highway frontage or major road frontage
• Water and sewer available
• Outside flood zones
• Suitable for 72-120 unit apartment developments
• Land pricing generally between $25,000-$50,000 per acre
• Strong workforce housing demand
• Potential for rezoning to multifamily
