Job Description:
We are seeking a detail-oriented individual to join our team as a Cold Caller/Real Estate Acquisitions representative. This role will be critical in acquiring and evaluating land deals, analyzing comparable properties, researching markets, and gathering data.

This is a long-term, full-time position. You will be working directly with our U.S. team during eastern business hours.

Responsibilities:
• Make 100 to 200 outbound cold calls to landowners and potential sellers daily
• Identify motivated sellers and gather key property details
• Generate qualified leads daily
• Qualify leads based on motivation and property details
• Log all calls/notes into our CRM system
• Enter new leads in CRM or spreadsheet
• Flag at least 1 HOT lead per day for immediate team follow up
• Call and follow up with motivated sellers who respond to our cold-calling/direct mail campaigns
• Make initial contact with warm leads through phone calls, introducing yourself and the company
• Manage stages of transactions from contract execution to closing acquisitions.
• Refine offers, negotiate final terms, overcome objections, address seller concerns, and close deals by getting purchase agreements signed.
• Ask questions to gather details about the property, which include location, size, zoning, current use, and any other relevant characteristics
• Confirm ownership status of property.
• Identify lead's interest level for selling their land regarding their motivations, timeline, and any conditions they might have for selling
• Discuss lead’s price expectations and any flexibility for negotiations
• Build rapport and trust with the lead by actively listening to their needs and concerns, and providing our custom acquisition process
• Schedule follow-up calls as necessary to keep the lead engaged to maintain the relationship.
• Negotiate deals and make verbal/written offers based on property value
• Research land values using Zillow, Redfin, Google, and other tools
• Update CRM with seller details, offers, and follow-up notes
• Send contracts via DocuSign and track agreements
• Create new leads in CRM
• Generate comparable sales for properties
• Review the property details such as size, topography, flood zones, access, utilities, etc.
• Set follow up tasks and notes in CRM for closing manager
• Market analysis and research
• Ability to price properties using guidelines
• If needed, coordinate with title companies, buyers, sellers, and attorneys
• Follow SOPs and checklists
• Communicate clearly and effectively with the team
• Perform tasks such as ordering photography, land surveys, soil tests, calling utility companies and counties
• Miscellaneous real estate-based tasks

Qualifications:
• **Strong spoken English with minimal accent to communicate effectively with US-based clients**
• Experience with real estate, specifically vacant land acquisitions and land pricing preferred
• High energy with excellent communication and interpersonal skills
• Takes full ownership

• Ability to learn and work independently
• Proficient in Excel
• Dependable internet connection and a quiet work environment

Soft Skills needed:
• Strong and fluent in speaking and writing English

Working Hours:
• Must be available between 9:00 AM - 6:00 PM Eastern Time
• No other jobs are to be worked during this time. Working another job will result in immediate dismissal.

Pay:
• Base Salary between $4/hr-$7/hr+ (depending on experience)
• Performance-based cash bonus: $150-$350
• On-time payments
