ABOUT US

Southern Cities Construction is a licensed North Carolina General Contractor building a fast-growing investor focused construction execution platform for real estate flippers, wholesalers, and BRRRR operators across NC. We deliver GC-certified rehab budgets, scope-of-work packages, and full-service construction execution at volume — and we need a sharp estimator to power the engine.

WHAT YOU'LL DO

You'll be the backbone of our estimating and design-visualization pipeline. Every deal that flows through our platform — from quick-turn investor budgets to full GC builds — passes through your desk.

- Produce accurate material + labor takeoffs from plans, photos, property data, or site videos using BuildXact
- Build line-item rehab budget estimates in BuildXact for NC residential remodels (flips, BRRRR, owner-builds)
- Create 3D renderings, floor plans, and design visualizations in Rendr for scope-of-work packages
- Generate branded PDF deliverables for clients using our template library
- Maintain and update our NC unit cost database as material and labor prices shift
- Cross-verify estimates against subcontractor quotes when available
- Turn around quick-hit estimates within 24–48 hours for our productized offers
- Turn around full project bids within 5–7 days for larger custom estimates
- Flag scope gaps, missing trades, and execution risks proactively

REQUIRED

- BuildXact proficiency — daily user, can navigate takeoffs, vendor pricing, recipes, and customer quotes (please send a sample estimate)
- Rendr proficiency — can produce floor plans, renderings, and design visualizations for residential remodels
- 3+ years residential construction estimating experience (remodel / rehab / new construction)
- Ability to read blueprints, scope-of-work docs, and architectural plans
- Strong Excel / Google Sheets skills
- English fluency — written and spoken
- Detail orientation — math errors and missing trades cost us deals
- Fast turnaround discipline — you can ship a quality estimate in 24–48 hours under pressure

PREFERRED (NOT REQUIRED)

- US residential remodel experience (especially Southeast US / NC)
- Familiarity with US permit processes and IRC code basics
- Experience supporting real estate investors, flippers, or wholesalers
- Knowledge of NC building codes or comparable regional codes
- Photo-based / remote estimating experience
- AutoCAD, SketchUp, or other CAD tools
- Experience with PlanSwift, STACK, or similar takeoff platforms
