I’m a US-based real estate investor buying co-living/PadSplit rental properties in Atlanta, Savannah, Dallas, Houston, and Austin. I do NOT do cold marketing or skip tracing — I buy deals from a network of wholesalers, agents, and bird dogs. I need a sharp VA to help me manage deal flow and run acquisitions support.
You will:
• Manage my deals@ inbox — log every deal sent, respond to wholesalers, keep them sending
• Maintain a Creative Wholesalers Database (Google Sheets / Go High Level CRM)
• Run first-pass screening on incoming deals against my buy box (reject obvious no’s, package the maybes for me)
• Pull comps (LTR, PadSplit, ARV) using Zillow, Rentometer, PadSplit Marketplace, Redfin
• Check property taxes, liens, permit history
• Build deal packets in Google Drive — one folder per property with all docs organized
• Coordinate inspections, GC walks, title company communication
• Track pipeline status and follow up on stalled deals
• Send capital partner update
Must have:
• 2+ years working with US real estate investors (REQUIRED — please share examples)
• Strong written English
• Experience with Google Workspace, Google Sheets, a CRM (preferably Go High Level)
• Familiarity with PadSplit or co-living a major plus
• Comfortable on calls with wholesalers and title companies
• Available during US Pacific Time hours (at least 4 hours of overlap)
