JOB OVERVIEW

ABOUT THE ROLE

We are a US-based commercial real estate acquisitions team actively acquiring industrial properties, outdoor and self-storage facilities, and data center / power-ready sites across multiple US markets.

Right now our acquisitions team is spending too much time manually finding and researching property owners instead of being on the phone closing deals. Your job is to fix that. You will be responsible for identifying qualifying properties, tracing ownership through LLCs to the actual decision maker, finding their personal phone number, and loading clean, verified contacts into our CRM every single day.

This is a long-term role with room to grow. If you are reliable, accurate, and can consistently hit daily targets, there is a clear path to taking on more responsibility within the team.

WHAT YOU WILL DO EVERY DAY

Lead Research
• Use Google Maps, Google Earth, GIS viewers, and digital parcel maps to identify industrial warehouses, storage facilities, and power-ready sites in assigned US markets
• Cross-reference each property address against county assessor records to pull ownership details, parcel info, and assessed value
• Identify whether the property is owned by a private individual, LLC, trust, or institution — skip institutions and REITs

Owner Tracing
• Search the relevant state Secretary of State portal to find LLC member names behind the ownership entity
• Pierce through nested LLCs when necessary — keep tracing until you reach a human decision-maker name
• Use LinkedIn, company websites, and other public sources to identify operators when LLC records are limited

Skip Tracing
• Use BatchSkipTracing, TLOxp, or similar tools to find the owner's personal direct phone number
• Verify all numbers against the National Do Not Call (DNC) registry before logging
• Record primary and secondary numbers — direct lines only, no main business lines or 1-800 numbers

CRM & Data Entry
• Stage all researched records in a Google Sheet daily tracker before uploading
• Enter complete, verified contacts into HubSpot CRM with all required property and owner fields filled
• Flag data center / power-ready sites with power infrastructure notes and estimated power access

Pipeline Cleanup & Follow-Up
• Monitor HubSpot daily for callback requests — flag contacts when their callback date arrives
• Re-engage aged "Not Interested" leads every 90 days — re-verify numbers and reset for redial
• Perform weekly data hygiene: merge duplicates, fill missing fields, submit weekly summary report

PROPERTY TYPES YOU WILL BE RESEARCHING

Industrial CRE
Warehouses, distribution centers, flex industrial, manufacturing buildings. Private ownership, ideally held 7+ years.

Outdoor / Self-Storage
Self-storage facilities, RV storage, boat storage, open-air storage yards. Often family-owned or small operator LLCs.

Data Center / Power-Ready Sites
Existing data centers, colocation buildings, or land/buildings near substations, transmission lines, or with heavy cooling/generator infrastructure visible on satellite. Fiber access a strong plus.

TOOLS YOU WILL USE

Training will be provided. Prior experience with any of the following is a strong advantage.

• Google Maps / Google Earth / GIS / Digital Parcel Maps — property identification and satellite verification
• County Assessor Portals — ownership records, parcel data, assessed value
• State Secretary of State Portals — LLC business entity search and member identification
• BatchSkipTracing / TLOxp — personal phone number lookup for property owners
• HubSpot CRM — contact and deal pipeline management
• Google Sheets — daily research tracker and staging before CRM upload
• CoStar (if available) — property details and ownership data

YOU ARE A GREAT FIT IF YOU...

• Have hands-on experience in commercial real estate — this is required, not a nice-to-have. You must understand how to read a parcel record, identify property ownership, and navigate public records for CRE assets
• Are extremely detail-oriented — one wrong phone number or misspelled name wastes everyone's time
• Can follow a step-by-step process consistently without needing to be reminded
• Are comfortable working independently and managing your own time across a full shift
• Communicate proactively — if you hit a blocker or something doesn't make sense, you ask rather than guess
• Have experience with HubSpot, Google Sheets, or similar CRM and spreadsheet tools
• Can commit to consistent daily output — this role is measured by records produced, not hours logged

Based on your experience and the tools you have access to, how many qualified commercial real estate leads from across the US can you realistically add into HubSpot on a weekly basis — with verified owner name, direct phone number, and full property details?
