Summary
This is not a basic bookkeeping role. I need someone who can take ownership of:
- commercial real estate accounting
- NNN/CAM reconciliations
- lease administration
- monthly financial reporting
- year-end tax readiness
- organization of all financial operations
The only responsibility outside of accounting would be preparing leases using our existing templates, which is straightforward.
I do not need tenant texting, maintenance coordination, leasing sales, or residential-style property management.
# Responsibilities
- Full-charge bookkeeping
- Bank and credit card reconciliations
- Monthly close process
- Accounts receivable/payables
- Mortgage and loan tracking
- Security deposit accounting
- Owner distributions/equity tracking
- Maintaining clean general ledger records
# Commercial Real Estate / NNN Accounting
- CAM reconciliations
- Recoverable expense tracking
- Lease abstracting
- Rent escalation tracking
- CPI increases
- Lease expiration tracking
- Tenant billing accuracy
# Reporting
Prepare monthly:
- Balance Sheets
- Property-level P&Ls
- Consolidated financials
- Rent rolls
- AR aging reports
- Cash flow summaries
- CAM/NNN reports
# Year-End Readiness
- Maintain CPA-ready books
- Organize supporting schedules
- Assist with 1099s
- Properly classify repairs vs capex
- Ensure smooth year-end close
