About me and the role
I'm a real estate broker and mortgage broker with 20 years of experience in California. I run both sides of the business — I represent buyers and sellers in residential and commercial transactions, AND I originate the loans for many of them.
Because I do both, I need ONE person who can do both:
Coordinate my real estate transactions from contract to close, AND
Process my mortgage loans from intake to clear-to-close
This is a rare dual-skill role. If you've only done one or the other, please don't apply — there are many openings for single-skill TCs and processors. I'm specifically looking for someone who has done both for a US brokerage or lender and is confident in both workflows.

What you'll do — Real Estate side
Open and manage transaction files from contract to close
Track contract deadlines: contingencies, inspections, appraisal, loan, closing
Prepare and organize disclosures and addenda using e-signature (DocuSign, Dotloop, SkySlope)
Draft
Coordinate behind the scenes with escrow, title, lenders, inspectors, and other agents
Order and track inspections, appraisals, NHD reports, HOA documents
Maintain transaction checklists and broker file compliance
Prepare weekly transaction status reports
Post-closing: commission paperwork, file archiving, prep review requests
What you'll do — Mortgage side
Review 1003 loan applications for completeness and accuracy
Run initial AUS (DU/LP) and review findings
Order and review credit reports
Build complete loan packages: income, assets, employment, identity, property
Calculate income across W-2, self-employed (Schedule C, K-1, 1120), rental, bonus, commission
Submit files to lenders and respond to underwriting conditions
Track loan milestones: lock expirations, appraisal, CD, funding
Draft borrower condition request
Coordinate behind the scenes with appraisers, title, escrow, and underwriters
Keep the LOS and CRM organized and updated at every milestone
You must have (non-negotiable)
Minimum 2 years experience as a US Real Estate TC for a broker or agent
Minimum 2 years experience as a US Mortgage Loan Processor for a broker or lender
Strong knowledge of California residential purchase contracts (CAR forms) and California disclosures (TDS, NHD, SPQ, AVID, etc.)
Strong knowledge of conventional, FHA, VA, and jumbo loan guidelines
Experience with at least one TC platform (SkySlope, Dotloop, Brokermint, or Transactly) AND at least one LOS (Encompass, Calyx Point, Arive, Lending Pad, or BytePro)
Confident income calculation skills, including reading full tax returns for self-employed borrowers
Familiarity with TRID, RESPA, and disclosure timelines
Excellent written English — you'll draft
Comfortable learning a new CRM (currently on HubSpot, may switch)
Reliable high-speed internet plus a backup connection
Quiet workspace for occasional Zoom calls with me
Ability to work independently and switch contexts between real estate and lending workflows
Bonus if you have
Commercial real estate transaction experience
Commercial loan processing experience
Non-QM, bank statement, or DSCR loan experience
Experience with multiple wholesale lenders (UWM, Rocket Pro, Kind, etc.)
NMLS-licensed (not required)
Experience setting up automated review request campaigns
Experience working for both a brokerage AND a lender (or a dual-licensed broker like me)
