JOB OVERVIEW

I am looking for someone for a small ONE-SHOT GIG: build from
scratch a Google Sheet to track daily operations for an Airbnb
property.

Fast, well-defined work. If the result is high quality, there
will be the possibility of working together on similar projects
in the future.

IMPORTANT: To prove you read this post carefully, please start

WHAT YOU WILL DO

Build from scratch a Google Sheet for daily operational tracking
of one Airbnb property. The sheet must include:

- Check-in / check-out calendar (dates, guest name, number of
nights, number of guests)
- Cleaning status (to do / in progress / done, who did it, cost)
- Linen status (changed, in laundry, back in property)
- Guest communication tracking (welcome message sent, instructions
sent, review requested)
- Daily operational expenses (cleaning, linen, consumables, repairs)
- Special notes per day (specific requests, problems, maintenance)
- A small dashboard with monthly totals: nights occupied, total
expenses, occupancy rate

The sheet must be:
- Clean and well-formatted
- Easy to fill in every day (drop-down menus, conditionals,
automatic dates)
- With working formulas for calculations (totals, percentages,
occupancy)
- Designed to be used long-term

- Delivery required within 5 days from the start of the gig
- Minor revisions are included

If the work is high quality, similar gigs for other properties
may follow in the future.

WHO I'M LOOKING FOR

MUST HAVE:

- Strong knowledge of Google Sheets (formulas, conditionals,
drop-downs, formatting)
- Experience building operational templates from scratch
- Ability to organize data in a clear and usable way
- Good written English
- Reliability on delivery deadline

NICE TO HAVE:

- Experience with operational management of Airbnb / STR
(short-term rentals)
- Knowledge of STR metrics (occupancy rate, ADR, RevPAR)
- Knowledge of PriceLabs or similar pricing tools
