We're a U.S.-based real estate investment company specializing in distressed and probate-related properties. We're looking for a skilled genealogist to help us identify and trace rightful heirs on properties tied up in intestate estates, probate, and unclear ownership chains.
What you'll do
Trace heirs for U.S. real estate (primarily North Carolina and Texas, with occasional research in other states)
Build accurate, verifiable family trees from public records, ancestry databases, vital records, obituaries, and court filings
Review probate dockets, court records, and legal filings to determine succession under intestacy laws
Produce clean, well-organized case summaries that document your sources and reasoning
Cross-check title history and ownership records to confirm the chain of heirship
Work closely with our acquisitions team to prioritize leads and turn research around quickly
What we're looking for
2+ years of hands-on genealogy and heir-tracing experience, ideally tied to estates or real estate
Strong working knowledge of U.S. ancestry records (Ancestry, FamilySearch,
Solid understanding of U.S. intestacy laws and how heirship is determined when there's no will — bonus if you've worked specifically in NC or TX
Comfort reading and interpreting probate filings, deeds, and other court documents
Detail-obsessed — you verify before you report, and you cite your sources
Clear written communication; your case summaries should be easy for a non-genealogist to follow
Nice to have
Experience with title searches and chain-of-title research
Familiarity with property comping or basic real estate valuation
Prior work supporting legal, real estate, or investigative teams
The role
Part-time, remote, contract-based to start. Hours flex with caseload, with room to grow into more consistent work for the right person. Pay based on experience and per-case complexity.
