Luxury Airbnb Co-Host & Guest Experience Manager
Remote | Part-Time | Ongoing Contract
3 Luxury Properties — Austin, TX & Southern California
About the Role
We manage a portfolio of three high-end short-term rental properties and are looking for a reliable, hospitality-minded co-host to serve as the primary point of contact for our guests — from inquiry through checkout. This is an ongoing role requiring consistency, professionalism, and strong communication skills.
Responsibilities
• Manage all guest communications across three Airbnb listings from inquiry to post-stay review
• Respond to booking inquiries promptly to maximize conversion and maintain Superhost response metrics
• Handle guest questions, check-in guidance, mid-stay requests, and any issues that arise during a stay
• Upon each new booking or schedule change, immediately coordinate with our cleaning staff to schedule or adjust turnovers
• Download and operate our pool control software to manage pool and jacuzzi heating remotely, adjusting temperatures per each guest’s requests and arrival timing
• Coordinate with the property owner on escalations, maintenance needs, or special requests
• Maintain a warm, professional tone that reflects the luxury positioning of all three properties
Coverage & Availability
We have one property in Austin, Texas (Central Time) and two properties in Southern California (Pacific Time). You must be available to respond to guests and booking inquiries during waking hours across both time zones — typically 7 AM CT to 10 PM PT. Same-day response times are expected for all guest-facing communications.
Requirements:
• Fluent in both English and Spanish (required — Spanish is used daily to communicate with our cleaning team)
• Prior experience as an Airbnb co-host, property manager, or short-term rental operator
• Excellent written and verbal communication with a warm, professional tone
• Ability to download and use a smart home/pool control app on your personal device
• Proactive and reliable — guests should never feel like they’re waiting
• Ability to de-escalate issues calmly and problem-solve independently
• Familiarity with Airbnb’s host dashboard, resolution center, and messaging system
• Strong organizational skills to manage three properties with overlapping bookings
Bonus Points
• Experience managing luxury or high-value short-term rentals
• Familiarity with tools like Hospitable, Guesty, or similar PMS platforms
• Knowledge of the Austin or Southern California short-term rental market
