A growing U.S.-based short-term rental management company is hiring a Cleaning Operations Manager to own cleaning, inspections, and supplies across a multi-state vacation-rental portfolio. This is a senior, hands-on leadership seat: you build and run the system, and a Cleaning Coordinator executes the day-to-day against it.
This is not an entry-level coordinator role. We want someone who has run cleaners at scale, can run the operation independently, and owns the results.
What you'll own
Cleaner & inspector team (hands-on)
Source, hire, and fire cleaners and inspectors across the entire portfolio — phone-first outreach and local referral networks (realtors, handymen, pool services), not job-board scraping
Negotiate rates, set up contracts, run software training, shadow first cleans/inspections, set up payments
Maintain a primary + backup cleaner for every property; stand up a one-time clean within hours when both fall through
Handle terminations directly under a clear three-warning policy — no delegating the hard call
Cleaning, inspection & supplies systems
Author and maintain SOPs at property and portfolio level for cleaning, inspections, and supplies
Set the quality standard — photo-verification rules, what cleaners capture, in what order, to what standard
Define and track KPIs: on-time clean rate, missed-clean rate, photo-upload compliance, cleanliness review scores, inspection cadence, finding-resolution time, and supplies cost ratio
Review your Coordinator's execution data weekly; flag drift and step in when standards slip
Design and run a performance-incentive program for top cleaners (recurring contracts, bonus rates, zero-claim premiums)
Claims (cleaning-side)
Oversee cleaner-related claims — documentation review, cleaner accountability, and damage evidence (photos, timestamps, severity) before claims are filed
Systems & process build
Help convert improvised processes into a repeatable SOP and property-data library the whole team operates against
Contribute to ops-level decisions on team structure, hiring sequence, and tooling
What you bring
Multiple years managing short-term-rental cleaning operations at scale — a portfolio of properties, not a single home
Hands-on experience with an STR turnover/cleaning-management platform (e.g., Breezeway, Turno, ResortCleaning, or similar) and a vacation-rental PMS
A full-lifecycle hiring track record — you've recruited and, when necessary, terminated cleaners
Experience designing cleaner incentive or performance programs
A strong systems instinct — you turn chaos into documented, repeatable SOPs
Reliable high-speed internet, a capable computer, and a quiet remote work setup
Logistics
Type: Full-time, 1099 independent contractor
Hours: Must overlap U.S. business hours (Central time zone preferred), Monday–Friday; longer hours during peak turnover periods or active onboardings
Pay: $1,200–$2,200/month USD, depending on experience; paid weekly via Wise/PayPal
Tools: STR cleaning platform, PMS, docs/knowledge base, Slack, and time-tracking software with activity/screen monitoring (standard for this role)
Standards: Daily standups, end-of-day summaries, weekly 1:1s, and a 30-day probation period
