Key Responsibilities
- Conduct Call 1s with qualified sellers: anchor pricing using proven frameworks, build rapport, gather remaining property and motivation details, and uncover the seller's target price to assess deal viability.
- Conduct Call 2s: present or refine offers, negotiate final terms, overcome objections, address seller concerns, and close deals by getting purchase agreements signed.

- Review all lead information, due diligence notes, and prior conversation history in Stride CRM before each call to be fully prepared and avoid redundant questions.
- Use Land ID, Land Portal, and supporting tools to verify property details, pull comps, and confirm deal viability during and between calls.
- Structure offers based on BT Land Group's buy box and pricing guidelines—factoring in market value, target spread, close timeline, acreage, and deal size.
- Work closely with the Lead Manager to ensure leads are properly qualified and all necessary information is captured before calls are scheduled.
- Update Stride CRM with detailed call outcomes, negotiation notes, offer details, and deal status after every seller interaction.
- Track personal KPIs including calls taken, offers made, contracts signed, and conversion rates; actively work to improve performance over time.
- Share feedback with leadership on lead quality trends, common seller objections, and market observations to help refine the overall acquisition strategy.
Requirements
- Proven experience in sales, negotiations, or acquisitions—ideally in real estate investing or land (required).
- Strong phone presence: confident, professional, consultative, and able to control the direction and pace of a negotiation call.
- Skilled in negotiation techniques such as anchoring, looping, motivational interviewing, or similar consultative selling approaches.
- Ability to quickly analyze deal economics: market value, offer price, spread, close timeline, and risk factors.
- Comfortable handling objections and guiding sellers through concerns about pricing, process, and timeline with empathy and professionalism.
- Highly organized—able to manage multiple active negotiations at different stages without letting details slip.
- Self-driven, competitive, and results-oriented; motivated by closing deals and exceeding targets.
- Reliable internet connection, a quiet and professional workspace, and availability during U.S. business hours for seller calls.
Preferred Qualifications
- Direct experience in land acquisitions, real estate wholesaling, or land flipping.
- Deep understanding of vacant land valuation: comps, zoning, buildability, road access, utilities, wetlands, flood zones, and slope/terrain analysis.
- Experience using CRM platforms (Stride is bonus) and deal pipeline tracking systems.
- Familiarity with Land ID, Land Portal, or similar property research and due diligence tools.
- Demonstrated track record of closing deals and exceeding acquisition or sales targets in a remote environment.
Compensation & Benefits
- Competitive hourly compensation based on experience and skill level.
- Performance-based bonus structure tied directly to contracts signed, deal volume, and acquisition quality.
- Starts part-time (20–30 hours/week) with a 60-day probationary period. Strong performers will have the opportunity to transition to full-time (40 hours/week).
