Mission of the Role
To convert motivated seller leads into signed contracts through confident, consultative sales conversations — helping homeowners solve problems while creating profitable deals for AceHOM Group.

Your job is to ensure every lead is:
- contacted quickly
- handled professionally
- properly qualified
- consistently followed up
- and converted into signed deals

You are the bridge between lead ? contract ? revenue.

Key Responsibilities

Inbound & Outbound Seller Calls
- Call inbound and outbound leads (warm + nurture leads)
- Build rapport quickly and establish trust with homeowners
- Control conversations while keeping a natural, human tone
- Identify motivation, timeline, condition, and price expectations

Sales & Closing
- Present offers confidently and handle objections in real-time
- Negotiate win-win solutions aligned with company margins
- Close deals over the phone or via virtual appointments
- Lock up contracts (cash offers, novations, creative deals when applicable)

Lead Qualification
- Accurately assess seller motivation and deal viability
- Gather all required property details (condition, repairs, situation)
- Identify decision-makers and eliminate unqualified leads early
- Properly categorize leads (hot, warm, nurture, dead)

Follow-Up Systems
- Consistent follow-up on all leads until they sell or opt out
- Use CRM ( ---------- or similar) to manage pipeline
- Re-engage cold and aged leads with strategic outreach

Pipeline Management
- Keep CRM updated with notes, call outcomes, and next steps
- Move leads through pipeline stages correctly
- Ensure zero lead is left behind

Offer Strategy & Deal Structuring
- Work with dispo/leadership to determine offer ranges
- Understand ARV, repairs, and investor margins
- Present creative solutions when appropriate (novation, terms, etc.)

Collaboration with Dispositions / Operations
- Clearly communicate deal details to dispo team
- Ensure clean handoff from contract ? closing
- Assist in resolving issues that may arise before closing

Performance Tracking
- Track personal KPIs (calls, contacts, offers, contracts, revenue)
- Continuously improve conversion rates and sales performance

Client (Seller) Experience
- Deliver a professional, respectful, and problem-solving experience
- Represent AceHOM Group with integrity and excellence

Essential Qualifications / Skills (Must-Haves)

Closing Experience (NON-NEGOTIABLE)
- Proven experience closing deals (real estate preferred)
- Strong objection handling and negotiation skills
- Comfortable asking for the sale and handling resistance

Communication (NON-NEGOTIABLE)
- Excellent English (spoken + written)
- Clear, confident, and conversational tone
- Ability to build rapport quickly with diverse personalities

Sales Skillset
- Understands sales psychology and seller motivation
- Strong listening skills (not just talking)
- Can control conversations without sounding pushy

Real Estate Knowledge (Preferred but Trainable)
- Understanding of ARV, repairs, comps, and deal structure
- Familiar with wholesaling, novations, or creative finance (bonus)

CRM & Organization
- Experience using CRM systems ( ---------- , GHL, Podio, etc.)
- Strong note-taking and pipeline management

Compensation
Base + Commission OR Commission-Heavy (based on experience)

Compensation is based on:
- Closing ability
- Consistency and reliability
- Deal volume and performance

High performers have uncapped earning potential.

Contract Type
- Full-Time preferred (Part-Time considered for proven closers)
- Must be available during U.S. business hours

Location
- Remote (U.S. preferred, international considered if English is excellent)
- Reliable internet and quiet work environment required

Growth Path
- Stage 1: Acquisitions Manager
- Stage 2: Senior Acquisitions (high closer / mentor)
- Stage 3: Lead Acquisitions Manager (manages team + KPIs)
- Stage 4: Sales Director / Partner Role
