JOB OVERVIEW

Real Estate Title & Lien Analyst (Remote & Long Term)
We are a U.S.-based real estate research company focused on identifying financial opportunities in foreclosure cases, lien positions, and surplus funds.
This is NOT a general VA position.

We are looking for someone who already understands how to read and analyze property records, liens, and title-related documents.

IMPORTANT – PLEASE READ BEFORE APPLYING
If your experience is primarily:
Data entry
Skip tracing
Lead generation
Cold calling
This role is NOT a fit.
We are looking for someone who can think through deals, not just collect information.

What You Will Be Doing
You will review real estate and legal documents to determine:
What liens exist on a property
Who holds those liens
The order (priority) of those liens
Which liens may have financial recovery potential after foreclosure

You will analyze:
Mortgages (1st, 2nd, HELOCs)
Judgment liens
HOA liens
Tax liens
Lis pendens
Foreclosure filings and court records
Title reports and recorded documents
???? What Matters Most
We can teach you about surplus funds.
We CANNOT teach you how to:
Understand lien priority
Interpret recorded documents
Think critically through a deal
If you already understand:
Senior vs junior liens
Recording order and priority
What happens to liens in foreclosure
You will do very well in this role.

Requirements
Experience reviewing property records, title reports, or legal filings
Strong understanding of liens and encumbrances
Ability to work through county clerk / court / recorder websites
High attention to detail
Ability to work independently and think critically
Preferred (but not required):
Title examiner experience
Work with U.S. foreclosure files
DataTree, TitlePoint, or similar tools

Work Structure
Long-term position
20–40 hours per week
Opportunity to grow into a senior/lead analyst role

REQUIRED – FOLLOW DIRECTIONS EXACTLY
To apply, you MUST complete ALL steps below:
1. Start your application with this exact phrase:
“Lien Priority Specialist – Ready”
2. Include a picture of a 1970 Mustang Fastback
(Any valid image link is fine)
3. Answer this question:
A property has the following:
1st Mortgage recorded in 2006
2nd Mortgage recorded in 2009
Judgment recorded in 2022
The 1st mortgage forecloses in 2024

Which of these parties might still have a chance to recover money, and why?
4. Briefly explain your experience with:
Mortgages
Liens
Judgments
Title or property research

Final Note
We are building a high-level research team, not a basic VA team.
If you are:
Detail-oriented
Analytical
Comfortable with legal/property documents
Able to think independently
This can become a long-term, high-impact role.

Connectivity Requirement
Reliable internet is required for this role.
If your primary internet connection fails, you must have a backup option available, such as:
Mobile hotspot
Secondary internet provider
Nearby co-working space or internet access location
This role requires consistent communication and productivity.
Applicants without a backup connectivity plan should not apply.
