*Who We Are*
Best Offer For Home LLC is a US-based real estate acquisitions company that buys deeply distressed properties in Texas — mostly from families dealing with tax-delinquent homes, deceased owners, and unclear ownership situations. We solve problems other investors walk away from, then resell the properties.
We are NOT a call center. We are a small, high-performance team. You will work directly with the owner.


*The Role*
You will be our primary acquisitions closer — calling property owners and heirs in Texas, building rapport, negotiating, and locking up deals under contract.
Deal mix you’ll be working:
• 60–70% wholesale deals — properties we put under contract and assign to another buyer. Most have solvable title issues (missing heir signatures, old liens, probate gaps) that we resolve at the contract level.
• 30–40% direct deed purchases with curative work — we buy the deed, fix the title issues ourselves, and resell on MLS.
This means every call involves some complexity. You are not reading a script to a motivated seller. You are talking to:
• Heirs of deceased property owners
• Elderly homeowners behind on taxes
• Out-of-state family members who inherited a headache
• People who are grieving, confused, or suspicious
This is emotional, consultative selling. Not pressure sales.


*What You’ll Do*
• Make 60–100 outbound calls per day to tax-delinquent property owners and heirs
• Qualify leads against our buying criteria (we’ll teach you)
• Build rapport, uncover motivation, and present offers
• Lock deals under contract using our standard purchase agreement
• Update our CRM (Close) after every call with detailed notes
• Coordinate with our curative team to move files toward closing
• Follow up relentlessly on warm leads — most deals close after 3–8 touches


* What We Need From You*
Non-negotiables:
• 3+ years of US-based phone sales experience — real estate, insurance, debt collection, mortgage, or probate-related preferred
• Neutral or near-neutral English accent — you will be on the phone with Texans every day
• Emotional intelligence — you can talk to a 72-year-old widow about her late husband’s house without sounding like a telemarketer
• Resilience — you will be hung up on, cussed at, and ghosted. You keep dialing.
• Strong written English — you’ll be writing CRM notes and short emails
• Reliable internet, quiet workspace, USB headset, backup power
• Available 9 AM – 6 PM Central Time (US) — this is non-negotiable
You will thrive here if:
• You’ve closed deals, not just set appointments
• You’re comfortable with messy, ambiguous situations
• You take ownership instead of waiting for instructions
• You want to grow with a company, not job-hop

*Compensation*
• Base: $800/month (paid weekly)
• Contract bonus: $50 per signed purchase agreement that passes our review
• Closing bonus: $500 per file that closes
• Realistic earnings for a strong closer: $1,500+/month — and higher as volume grows
