Home Access Financial (HAF) is a non-bank residential mortgage lender licensed in Florida, Georgia, North Carolina, South Carolina, Tennessee, Texas, and Pennsylvania — with active expansion underway. We close conventional, government, and non-QM loans and are known for a disciplined, process-driven operation with strong support for our team.
Our loan origination system is ICE Encompass. We have an established Philippines-based VA team and U.S.-based management. This is a long-term, full-time remote role for a seasoned processor who can work independently, communicate clearly with borrowers and loan officers, and move loans efficiently from submission to clear-to-close.
What you will do
Own the processing pipeline from loan submission through clear-to-close across conventional, FHA, VA, USDA, and non-QM products
Review loan files for completeness, accuracy, and compliance upon receipt from the loan officer
Order and track third-party services — appraisals, title, flood certs, HOA certs, payoff statements, and verifications of employment
Collect, review, and stack all borrower documentation including income, assets, credit, and identity
Analyze income documentation (W-2s, paystubs, tax returns, bank statements) for eligibility and AUS accuracy
Submit complete loan packages to underwriting and respond to all conditions in a timely manner
Communicate proactively with borrowers, loan officers, realtors, and title companies throughout the loan lifecycle
Maintain accurate and up-to-date loan status, milestones, and document tracking in ICE Encompass
Identify and escalate file issues or timeline risks early to prevent closing delays
Ensure all disclosures, change of circumstance (COC) notices, and TRID timelines are met
Requirements
Minimum 3 years of residential mortgage processing experience at a U.S. lender or broker
Hands-on experience with ICE Encompass — must be able to operate independently in the LOS from day one
Demonstrated experience processing conventional (FNMA/FHLMC) and government loans (FHA, VA, USDA)
Working knowledge of AUS findings (DU and/or LP) and the ability to read and respond to underwriting conditions
Strong understanding of TRID, disclosure timing requirements, and COC procedures
Ability to analyze standard income types: W-2 employment, self-employment (1040s/1120S/K-1s), and rental income
Excellent written and verbal English — you will communicate directly with U.S. borrowers and real estate agents
Ability to work EST business hours (approximately 9:00 AM – 6:00 PM Eastern)
Reliable high-speed internet and a dedicated, distraction-free workspace
Organized, deadline-driven, and able to manage 20+ active files simultaneously
Nice to have
Experience processing non-QM products such as bank statement, DSCR, or asset depletion loans
Familiarity with multi-state mortgage operations and state-specific compliance requirements
Prior experience working with a remote or offshore processing team
Background in closing, funding, or post-closing (helpful for file handoff coordination)

$1,000 USD per month, paid consistently

EST business hours required for team alignment with U.S. loan officers and management
