JOB OVERVIEW

IMPORTANT: This is a part-time position (approximately 100 hours per month). Do not apply if this conflicts with a primary full-time job — we expect consistent, reliable availability. Interviews on Sunday.

We are a real estate investment company based in Jacksonville, FL ( ---------- ) looking for a detail-oriented Virtual Assistant to manage our lead data, public records research, and attorney outreach campaigns.

This position requires the use of Hubstaff time tracking software, which includes random screenshots and activity monitoring throughout your shift. You must be comfortable being monitored while working. If you are not comfortable with this, please do not apply.

About the Role:
This is a research-heavy, detail-driven position that feeds our entire investment pipeline. You will be pulling probate and lis pendens records directly from Duval County courthouse and public records databases, organizing that data into spreadsheets, and sending outbound email campaigns to probate attorneys on our behalf. As you grow into the role, you will also be responsible for entering records directly into our CRM. If you are a natural researcher who loves digging through public records and understands how estates and court filings work, this role was made for you.

Responsibilities:
- Pull lis pendens and probate records from Duval County courthouse and public records websites
- Organize and maintain accurate lead data in spreadsheets
- Send outbound cold emails to probate attorneys on behalf of Buying Jacksonville Homes
- Manage and track attorney outreach campaigns
- Evolve into entering and managing records inside REI Reply / Go High Level (GHL)
- Pull weekly performance reports on outreach and lead activity
- Maintain clean, organized data at all times

Requirements:
- Strong research skills — experience with public records, courthouse databases, or genealogy research is a MAJOR plus
- Understanding of probate process and lis pendens filings preferred
- Experience with REI Reply / Go High Level or similar CRM preferred
- Proficient in Excel or Google Sheets
- Exceptional attention to detail — data accuracy is everything
- Able to work independently with minimal supervision
- Reliable internet and computer setup
- This must be your only or primary commitment

Compensation:
- Base pay: $3–$5/hr based on experience
- $50 bonus for every attorney lead that results in a closed deal
- Performance bonuses for appointments generated through your outreach
- Hourly rate increases with proven performance
