Remote Contractor (Full-Time)
Work Hours: 11:00 AM–7:00 PM Mountain Time (America/Denver)
Compensation: Quote your monthly contractor rate in PHP.
USD Guidance: $900–$1,200 per month depending on experience, plus performance bonuses (SLA response, occupancy, days-to-rent-ready).

HouseStack is a tech-driven co-living property manager based in Denver, CO. We manage 48+ properties and 300+ residents, using custom tools to streamline leasing, accounting, and maintenance so residents get a high-tech living experience and owners get hands-off performance.
QUICK ROLE SNAPSHOT
You’ll power HouseStack’s leasing + resident success engine: label and prioritize leads, respond within 15 minutes during coverage hours, coordinate showings with in-market agents, maintain a single source of truth showing calendar, qualify against rent criteria, route strong applicants through approvals, generate and send leases, and track conversion metrics. High energy, pride in workmanship, and crisp communication are must-haves.
KEY RESPONSIBILITIES
Lead Management & Response
Capture, label, and prioritize leads from Zillow, AppFolio, Airbnb, TurboTenant, Facebook, and other ILS.

Maintain under 15-minute response time during 11–7 MT; personalize templates to drive conversion.

Showings Coordination (Critical)
Pull real-time availability from HouseStack showing agents/partners.

Keep a centralized showing calendar accurate (available/booked/blocked/tentative).

Offer best-fit time slots, send confirmations and reminders, and follow up post-showing.

Track no-shows, reschedules, and agent feedback; escalate coverage gaps early.

Listings & Marketing Support
Keep listings accurate (copy, rent, availability, room mix) across Zillow, Airbnb, TurboTenant, Facebook, and AppFolio.

Refresh photos, floor plans, and feature bullets; spot-audit live ads for data drift.

Ensure Fair Housing compliance in copy and media.

Leasing Workflow & Automation
Run the AppFolio pipeline: lead ? screening ? approvals ? lease generation ? e-sign ? move-in tasks.

Chase signatures before expiration; trigger welcome packet, key/access codes, and utilities tasks.

Applicant Screening
Review against HouseStack criteria (income, ID, background, co-living compatibility, occupancy limits).

Request missing docs; summarize go/no-go recommendations on edge files.
Submit applications for approval.

Turn/Readiness & Move-In/Out Support
Coordinate cleaning, light maintenance, paint/touch-ups, lock changes, and marketing photos.

Send move-in/out instructions; collect condition forms; keep before/after photo sets organized.

Reporting & Continuous Improvement
Maintain weekly KPIs: lead?showing, showing?application, application?lease, response time, days-to-fill, and calendar utilization.

Recommend channel spend/effort shifts based on performance.

TOOLS
AppFolio, Zillow, Airbnb, TurboTenant, Facebook, Google Workspace (Drive, Calendar, Sheets), Slack, e-sign, Canva (nice-to-have).
QUALIFICATIONS
Required
2+ years in leasing coordination, tenant relations, customer success, or inside sales.

Hands-on AppFolio (or Buildium/Rent Manager, etc.); comfort with workflows/automations.

Proven SLA discipline and queue management; excellent English (written and spoken).

Detail-obsessed with calendar and data hygiene.

Preferred
Co-living or room-rental experience.

Basic creative/marketing tool fluency (Canva, Mailchimp, social ad managers).

Data-driven mindset; can read dashboards and fix bottlenecks.

ENGAGEMENT, COMPLIANCE & REVIEWS
Contractor role; 6–12 month initial term; renewable by performance.

NDA and data-security policy;
90-day review with potential compensation adjustment.
