Key Responsibilities
CRM & Pipeline Management
Build and maintain GHL pipelines that reflect the property transaction lifecycle (inquiry ? viewing ? OTP ? close)
Segment and tag leads by intent, timeline, citizenship status, and property type
Ensure clean, accurate contact data across all lead sources
Workflow & Automation
Design and deploy automated nurture sequences via WhatsApp, SMS, and
Configure behaviour-based triggers (link clicks, page visits, form submissions) to personalise follow-up timing
Build lead scoring logic to prioritise hot leads for agents
Set up appointment reminder workflows and post-viewing follow-up sequences
Lead Source Integration
Connect and maintain integrations with PropertyGuru, 99.co,
Ensure zero lead leakage across all channels
Agent Enablement
Train agents on how to use GHL's mobile app, conversations inbox, and task management
Create WhatsApp and SMS message templates that are value-driven and PDPA-compliant
Build dashboards so agents can track their pipeline at a glance
Reporting & Optimisation
Monitor key metrics: speed-to-first-contact, lead-to-viewing rate, viewing-to-OTP rate, and campaign ROI
Run A/B tests on message templates, timing, and sequences
Provide weekly performance reports to management
Requirements
Minimum 2 years of hands-on GoHighLevel experience (mandatory)
Strong understanding of marketing automation, CRM best practices, and funnel design
Familiarity with real estate market
Experience integrating lead sources via Zapier, Make, or direct webhooks
Working knowledge of WhatsApp Business API setup and compliance
Understanding of Singapore's PDPA requirements for marketing communications
Proficient in crafting messaging that is consultative, not pushy
