Riverstone Builders is seeking a Qualified Quantity Surveyor with strong experience in residential construction to support custom home building projects.
This role is ideal for someone who can confidently work from Archicad plans, engineering drawings, and residential construction documentation to prepare detailed takeoffs, manage schedules, and help improve project flow from pre-construction through delivery.

ABOUT THE ROLE:

You will be responsible for preparing accurate takeoff quantities, developing and managing detailed construction schedules, and helping organize project information so it can be uploaded into internal systems. You will work closely with supervisors, construction managers, designers, procurement teams, and subcontractors to ensure smooth sequencing, realistic timelines, and strong visibility across multiple builds.

KEY RESPONSIBILITIES:

1. Create, update, and manage detailed construction schedules for custom home builds using platforms such as Buildertrend, MS Project, Asta, or Databuild

2.Review Archicad plans and engineering drawings to produce accurate takeoffs and scheduling inputs

3. Conduct complete takeoff quantities for:
-Concrete
-Steel
-Bricks
-Brick hardware
-Roof framing
-Plastering
-Ceilings
-Cabinet layouts
-Painting
-Timber or tile main flooring
-Tiling
-External concrete

4.Prepare detailed trade and material takeoffs for:
-Concrete slabs, footings, and suspended slabs
-Brickwork
-Timber or steel framing
-Roofing, including timber trusses, steel, tiles, and Colorbond
-Windows and doors, including custom sizes and lead times
-Cladding and external finishes
-Internal linings, plasterboard, feature walls, and ceilings
-Cabinetry and joinery, including kitchens, robes, and vanities
-Flooring, including timber, tiles, hybrid, and polished concrete
-Services, including electrical, plumbing, and HVAC rough-ins and fit-offs
-Finishes such as painting, fixtures, fittings, and hardware
-Landscaping and external works, including retaining, paving, and pools where applicable

5.Coordinate with site supervisors, project managers, designers, and procurement teams to confirm sequencing, lead times, and resource availability

6.Monitor progress across multiple residential projects and adjust schedules based on site conditions, delays, design changes, and client variations

7.Identify project risks such as weather impacts, material lead times, subcontractor availability, and design complexity, then recommend mitigation strategies

8.Liaise with subcontractors and suppliers to confirm program timing, availability, and completion targets

9.Prepare weekly progress reports and communicate schedule changes clearly to internal teams and clients

10.Support pre-construction planning by preparing baseline schedules and advising on realistic build durations

11.Help structure and upload estimating and scheduling information into the company’s internal computer systems

12.Ensure scheduling and planning practices align with WHS requirements, NCC standards, and company procedures

WHAT WERE LOOKING FOR:

-Strong ability to read and interpret Archicad plans, engineering drawings, and residential building documents

-Experience using software such as Truth Engine, Buildertrend, MS Project, Asta, and similar construction planning tools

-High attention to detail in quantity takeoffs, estimating support, and scheduling

-Strong understanding of residential construction sequencing from site prep through completion

-Ability to manage multiple projects and deadlines at once

-Strong communication skills and confidence working with internal teams, subcontractors, and suppliers

-Experience preparing reports and maintaining organized project records

-A practical mindset with the ability to identify issues early and help solve them
