Core Responsibilities:
Handle tenant communication via phone,
Answer all phone calls during work hours and cover the emergency line after hours.
Manage work orders: review requests, assign to maintenance, follow up, and record proof of completion.
Maintain the rent roll by tracking all payments, due dates, and delinquencies.
Issue nonpayment notices and violation notices to tenants as necessary.
Post weekly rent for salon tenants in the system accurately and on time.
Maintain tenant files by ensuring all documents (leases, IDs, forms) are updated, complete, and organized.
Track maintenance schedules and coordinate vendor visits.
Assist with move-ins and move-outs, including inspections, paperwork, and coordination with tenants.
Support creation of tenant communications for events, policy updates, or announcements.
Maintain a daily and weekly log of all communications and actions for accountability and tracking.
Escalate urgent issues to the Property Manager immediately!!!
Prepare basic reports for property owners as requested, including occupancy and delinquency summaries.
Key Performance Indicators (KPIs):
Response time to tenant inquiries
Accuracy and completeness of work order management
Timeliness of rent postings and tenant notices
Organization and maintenance of tenant files and records
