JOB OVERVIEW

We are developing a new community building in the USA and need a designer to create tile layouts and concepts for bathrooms, hallways, and selected floor areas. The design should be clean, simple, durable, and timeless. This is not a luxury or hotel-style project. The focus is on practical, buildable design that looks good and holds up under heavy use. Scope includes bathroom design (floor and wall tiling), hallway and common area flooring, and a small entrance/lobby feature if appropriate. There are also sink areas that may require simple commercial-style designs such as long stone or slab sinks.

Requirements: Provide 2D tile layout plans that a contractor can follow, along with 3D renderings for visualization. Include tile sizes, layout patterns, and quantity estimates. No sourcing required. Materials should be suitable for commercial use (porcelain preferred). Design direction: Budget-conscious, not high-end. Bathrooms can be slightly warmer in tone. Main areas should be light, neutral, and minimal, with very limited accents. Avoid overly decorative or trendy designs.

Technical: Must be realistic and buildable. Consider durability, maintenance, and slip resistance where relevant. Deliverables: Provide 2–3 different concept options. After selection, provide a final detailed layout with quantities.
