Job description
We are currently seeking an experienced Financial Analyst to assist in underwriting and all stages of our ongoing multifamily development projects.
As part of the interview process applicant will be asked to conduct and lead a live, walk-through demonstration of a mixed use complex development model with multi tier capital sources and return distribution waterfalls to demonstrate applicant's aptitude and knowledge of financial modeling in a mixed use context.
The applicant will work closely with senior leadership and assist in the investment decisions and long-term strategy of the company.
Verifiable actual work in experience in creating and maintaining complex mixed-use new development models is essential. Minimum 5 years of current work experience.
Responsibilities
· Support the development and maintenance of financial models for development projects.
· Evaluate deal structures, capital stacks, and return metrics (IRR, equity multiples, etc.).
· Assist in investment underwriting and build financial models of ground-up developments highlighting cash flow, IRRs and other return metrics, hurdles and waterfalls, LP & GP positions and senior and mezzanine debt analysis.
· Perform sensitivity analysis and assist in asset hold/sell strategy recommendations and provide analysis for various capital structures.
· Prepare project status reports showing budget variance, equity spent and remaining loan for each asset.
· Working with management to understand go-forward budgets based on actuals, comparing that with our original underwriting.
· Optimize capital stack through sensitivity of various capital and interest rate funding options.
· Assist with preparing financing packages for lenders, investors, and joint venture partners.
· Conduct market research to verify rent, expense, and absorption assumptions.
· Analyze rental trends and data from broker outreach and industry resources.
· Contribute to evaluating investment strategies, including cash flow projections, returns, etc.
· Participate in financial and physical due diligence for investment opportunities.
· Assist in the review and coordination of project entitlement work.
· Assist in the review of operating budgets and financial reporting.
· Compile quarterly financial reporting for active investments. Other tasks as assigned.
Qualifications
· Bachelor's degree in Finance, Real Estate, Economics, or a related field.
· Minimum 5 years of experience as a financial analyst of new development projects.
· Strong skills in Microsoft Excel modeling and analytical functions required.
· Strong quantitative, analytical, and organizational skills. Strong time management skills.
· Excellent written and verbal communication skills. Ability to be an independent worker.
· Demonstrated ability to manage multiple tasks and meet deadlines in a fast-paced environment.
· Strong attention to detail, sound judgment, and a proactive, solution-oriented approach.
· Strong research, analytical, and problem solving skills and ability to work independently.
