We are seeking a highly organized and experienced Airbnb/Short-Term Rental Virtual Assistant to assist in managing our Airbnb rental properties, which our property management company currently handles.
This is not an entry-level role. We need someone who understands how short-term rental operations work and can confidently manage listings, guest communication, maintenance coordination, and operational tasks.
You will help oversee and organize daily Airbnb operations so the owner can focus on acquisitions and expanding the portfolio.
This role starts part time but will quickly grow into a full-time position for the right person.
Primary Responsibilities
Airbnb Listing Management
Create and manage Airbnb listings
Optimize listing titles, descriptions, and photos
Update pricing and availability calendars
Monitor listing performance
Ensure listings stay competitive in the local market
Update house rules, check-in instructions, and property details when needed
Guest Communication
Respond quickly to guest inquiries and booking requests
Handle guest questions before and during their stay
Provide check-in instructions and arrival information
Handle guest issues professionally and escalate major problems when necessary
Maintain high response rate and excellent guest experience
Reservation & Calendar Management
Monitor upcoming reservations
Prevent double bookings
Update calendars across platforms if needed
Track occupancy and upcoming turnovers
Maintenance & Cleaning Coordination
Schedule the cleaning team between guest stays
Coordinate with maintenance vendors when repairs are needed
Follow up to ensure work is completed
Track recurring property maintenance tasks
Keep records of repairs and property issues
Property Operations Support
Monitor property performance and guest feedback
Review guest reviews and help maintain high ratings
Identify operational improvements
Help streamline property management processes
Keep records organized for each property
Task & Vendor Coordination
Communicate with the property management company when necessary
Coordinate cleaners, maintenance, and service providers
Track completed tasks and pending issues
Follow up with vendors when needed
Requirements
Must have experience managing Airbnb or short-term rental properties
Strong written English communication skills
Highly organized and detail oriented
Able to manage multiple properties at once
Reliable internet connection
Able to handle guest communication professionally
Preferred Experience
Experience using Airbnb host dashboard
Experience with pricing tools (PriceLabs, Wheelhouse, etc.)
Experience with property management systems (Hostaway, Guesty, Hospitable, etc.)
Experience coordinating cleaners and maintenance teams
Experience optimizing Airbnb listings
Work Schedule
Part time to start
5–10 hours per week initially
Will grow to 15–20 hours very soon
Opportunity to become full time with premium pay for strong performance
