Take-Off Specialist (Roofing Estimator – Remote)

Position Overview

Smart Roofing is seeking a detail-oriented Take-Off Specialist to perform accurate material quantity take-offs and assist in estimating roofing projects.

This role is critical to profitability. Precision, speed, and the ability to read plans correctly are mandatory. You will be responsible for reviewing architectural drawings, measuring roof areas, identifying scope requirements, and preparing material lists to support bidding and production.

Key Responsibilities
Plan Review & Quantity Take-Offs

Analyze architectural and structural drawings
Perform detailed roof take-offs (shingles, tile, TPO, modified, metal, etc.)
Measure squares, pitch factors, waste factors, flashing, underlayment, and accessories
Identify penetrations, crickets, valleys, transitions, and specialty details
Prepare complete material lists for ordering
Estimating Support
Assist in preparing bids and proposals
Verify scope accuracy before submission
Identify potential omissions or risk areas
Coordinate with suppliers for pricing when needed
Software & Tools
Work with PDFs, blueprints, and satellite measurements
Maintain organized digital job files
Required Qualifications
2+ years experience in roofing take-offs or estimating
Ability to read and interpret construction drawings
Strong understanding of roofing systems (residential and/or commercial)
Experience calculating waste factors and pitch multipliers
High attention to detail and accuracy
Proficient with take-off software
Preferred Qualifications
Experience with insurance restoration projects
Knowledge of Southern California building codes
Familiarity with Xactimate (for insurance work)
Field roofing experience (installer background is a plus)
Performance Expectations
Accurate take-offs with minimal revision requests
Fast turnaround time on bid requests
Clear communication of scope gaps or design conflicts
Contribution to improved bid win rate and profit margins
