Sierra Sol Elevated Stays is a locally rooted, family-owned property management company serving New Mexico and Texas with 1,000+ vacation rental homes across multiple markets. Job Description - Revenue Manager
Our Revenue Manager owns pricing, fee strategy, and performance analytics across 1,000+ vacation rental homes in New Mexico and Texas. You will maximize homeowner revenue and company profitability through disciplined pricing optimization, thoughtful fee architecture, and clear, data-driven storytelling to homeowners and internal leaders. You will build scalable reporting systems, lead owner business review preparation, and partner closely with Finance (reporting to our CFO), General Managers, Marketing, and Business Development to translate insights into action.
The Revenue Manager will own:
• Pricing strategy across all channels to maximize occupancy, ADR, RevPAR, and Net RevPAR
• Fee strategy to optimize company profitability while protecting guest conversion and homeowner satisfaction
• Owner quarterly and annual business reviews: templates, reporting, insights, and preparation support
• Quarterly market insights reporting by market, including context (weather, events, market shifts) and company and unit performance vs market benchmarks
• Rental Potential Analysis process and templates for prospective homeowners
• Amenity and upgrade ROI recommendations for current homeowners (incremental revenue projections and payback analysis)
• Growth analytics and new homeowner identification using tools like AirDNA, Wheelhouse, Audiences, and our CRM, including lead scoring and data enrichment
Working Hours
This role is full-time and will primarily align to U.S. business hours, expect 4-6 hours overlap with U.S. Central Time zone.
• Core hours: Monday to Friday during U.S. hours with flexibility based on business needs
• Weekly revenue standups and market reviews (standing cadence)
• Light weekend monitoring during peak periods as needed for pacing shifts, promotions, and exception management
Compensation and Incentives
• Base pay: $1,800–$2,300 USD per month (full-time, based on experience, STR revenue expertise, and ability to lead multi-market strategy)
• 13th month pay: Provided in December (prorated for partial years)
• Performance Bonus: Quarterly performance bonus target of 15–20% of base pay (annualized), tied to a scorecard
• PTO: Accrues at 1.25 paid days per month (usable after 90 days; no annual rollover)

This role is fully remote within the Philippines.
Role and Responsibilities
Champion the Elevated Promises:
• Lead with an owner-partner mindset, ensuring our recommendations balance homeowner goals, guest conversion, and long-term performance
• Communicate insights with clarity and warmth, especially when market conditions are challenging
• Hold a high bar for data accuracy and defensible assumptions in all owner-facing reporting
Revenue Management and Pricing Strategy
• Own portfolio pricing strategy across channels, including rate plans, minimum stay rules, last-minute strategy, and length-of-stay controls
• Maintain pricing guardrails by market, season, and property type (floors, ceilings, event premiums, and exception rules)
• Monitor pacing daily and weekly, identify anomalies early, and recommend corrective actions
• Partner with GMs and Guest Experience leadership to align pricing with operational realities and guest experience considerations
Fee Strategy and Profitability Optimization
• Design and refine guest-facing and owner-facing fee structures with clear guardrails and internal governance
• Assess fee elasticity and conversion impact, and recommend adjustments based on performance data
• Collaborate with Finance to ensure fee models and reporting definitions are consistent across markets and statements
Owner Business Reviews (QBR/ABR) and Reporting
• Own Quarterly & Annual Business Review templates and associated regular updates
• Segment owners (top performers, at-risk, new homes, premium homes) and tailor insights accordingly
• Prepare performance narratives: what happened, why it happened, what we did, and what we will do next quarter
• Build owner retention risk indicators and trigger internal workflows when performance and sentiment signals indicate risk
Market Insights and Benchmarking
• Produce quarterly market insights reports by market, including seasonality, demand drivers, weather impacts, and competitive dynamics
• Benchmark performance against market data and comp sets where available, and translate into clear, owner-friendly insights
• Maintain a market events calendar and seasonal assumptions library to support consistent forecasting and storytelling
Growth Enablement
• Develop and maintain Rental Potential Analysis tools and assumptions (conservative, base, and upside cases)
• Partner with Business Development and Marketing to create compelling, data-driven sales enablement content
• Lead new homeowner identification by utilizing tools to identify new homeowner leads, building target lists, scoring leads, and loading actionable opportunities into the CRM
• Optionally support initial outreach sequences
Amenity and Upgrade ROI Recommendations
• Build an amenity uplift and ROI library by market and property type (e.g., hot tubs, EV chargers, game rooms)
• Provide clear owner recommendations with projected revenue lift, payback period, and considerations for ongoing maintenance and guest experience
• Create upgrade packages and playbooks to help owners d
Tools, Systems, and Operating Rhythm
• Become an expert user and functional owner of tools like Wheelhouse, AirDNA, Audiences, and our CRM
• Build dashboards and weekly reporting for portfolio health (occupancy, ADR, RevPAR, Net RevPAR, margin, lead time, cancellations)
• Establish a structured experimentation approach for fee changes, discount ladders, minimum stay rules, and channel strategies
• Run a weekly cadence with Finance and operations leaders to review pacing, underperformers, and action plans
Revenue Manager Success Measures
• Portfolio and market performance improves across occupancy, ADR, RevPAR, and Net RevPAR relative to baseline
• Fee strategy increases company profitability without meaningfully reducing conversion or owner satisfaction
• QBRs and ABRs are delivered on time with clear insights and consistent data accuracy
• Underperforming homes are identified quickly and translated into actionable plans with internal owners
• Market insights reporting builds trust and reduces owner friction during challenging demand periods
• Rental Potential Analyses support growth conversion and help fill the top of the homeowner funnel
Qualifications
• 3+ years experience in revenue management for short-term rentals
• Experience managing revenue for 200+ units and/or multi-market portfolios
• Experience running experimentation (discount ladders, minimum stay changes, fee tests) with documented outcomes
• Experience using pricing and market data tools (Wheelhouse, PriceLabs, Beyond, AirDNA, etc.)
• Advanced Excel/Google Sheets skills (modeling, scenario analysis, clean reporting)
• Strong written communication and ability to translate data into clear owner-friendly insights
