About the Role
I'm a US-based short-term rental operator with 5 active Airbnb listings across multiple markets (DC area and Florida). I've been managing my properties myself for 6 years and know the STR space well. I'm at a point where I'm looking to grow and need a strong operator in my corner to help run day-to-day operations at a high level.
I'm not looking for someone to train from scratch. I need someone who already knows the tools, STR platforms, and understands the STR world — and can keep up. This starts part-time (ET business hours coverage), with a clear path to full-time for the right person.
What You'll Be Working On
- Hospitable: day-to-day management, automation setup and optimization, connecting and managing
- Other STR Platforms: I'm currently on Airbnb and VRBO plus a direct booking website. I want to expand to
- PriceLabs: active revenue management across all 5 listings — not set-it-and-forget-it. I want someone monitoring pricing daily, adjusting for local events, seasonality, and demand shifts.
- Listing optimization: writing photo captions, competitive audits against top properties in each market, identifying gaps and implementing improvements.
- Guest communication: handling inquiries, booking management, modifications, cancellations, and issue resolution during ET business hours.
- General STR ops: cleaner coordination, maintenance follow-ups, reviews management.
Requirements (non-negotiable)
- Hands-on Hospitable experience — you need to know this platform well
- PriceLabs experience — active revenue management, not just basic setup
- Strong written English — you will be communicating directly with guests
- Experience managing STR properties specifically, not just LTR or MTR
- Available during US East Coast business hours
Nice to Have
- Experience with
- Familiarity with DC or Florida STR markets
- Prior experience at a major STR property management company (or former Airbnb/VRBO employee a plus)
- Experience with competitive listing audits
How to Apply
Please do not send a generic application. I will ignore it.
Instead, send a short written response answering these three questions:
1. Walk me through your Hospitable experience specifically. What have you set up, what automations have you built, and have you connected
2. How do you actively manage PriceLabs for a client? Walk me through what you look at and how often.
3. How many STR properties have you supported, and what markets were they in?
Bonus points if you can share a sample of work (listing copy, a pricing strategy you set up, etc.).
