JOB OVERVIEW

We are seeking an experienced and detail-oriented Property Manager to oversee daily operations, tenant relations, and financial performance of our properties. This role is ideal for someone with hands-on experience using Rent Manager and managing Section 8 (Housing Choice Voucher) properties.

Key Responsibilities
Tenant Relations & Leasing
• Manage the full tenant lifecycle, including marketing vacancies, screening applicants, lease negotiations, move-ins, and move-outs
• Coordinate Section 8 tenant onboarding, renewals, and communications
• Serve as the primary point of contact for tenant concerns

Financial Management
• Oversee rent collection, Section 8 payments, and security deposits using Rent Manager
• Track operating expenses and property budgets
• Ensure timely and accurate financial transactions

Maintenance & Repairs
• Coordinate routine maintenance, preventative upkeep, and emergency repairs
• Manage external vendors and contractors

Compliance & Risk Management
• Ensure compliance with local, state, and federal housing laws, including Fair Housing and Section 8 regulations
• Enforce lease terms and handle evictions when required

Owner Reporting
• Maintain accurate records in Rent Manager
• Prepare and provide regular financial and operational reports to property owners and investors

Proven experience in property management
• Hands-on experience with Rent Manager
• Strong knowledge of Section 8 / Housing Choice Voucher programs
• Excellent organizational and communication skills
• Ability to manage multiple properties and priorities

Qualifications
• Proven experience in property management
• Experience using Rent Manager, AppFolio, or Buildium
• Strong knowledge of Section 8 / Housing Choice Voucher programs
• Solid understanding of Fair Housing laws and lease enforcement
• Experience handling rent collection, budgeting, and owner reporting
• Strong organizational, time-management, and multitasking skills
• Excellent written and verbal communication skills
• Ability to manage multiple properties and priorities independently
• Professional, detail-oriented, and proactive work style
