Hiring: Operations Manager (Short-Term Rentals)
Role: Full-Time Remote / Australian Business Hours (Sydney Time - AEST/AEDT)
Hours: 40+ Hours per week
Salary: $7
Core Goal: To act as the "brain" of business. You will move beyond simple task execution to take full ownership of guest experiences, pricing strategy, and operational flow, ensuring a seamless experience for guests and owners alike.
Key Responsibilities:
* Guest Experience & Inbox Leadership: Manage the full lifecycle of guest communication across Airbnb,
* Operational & Maintenance Coordination: Act as the primary link between the business and field teams. Coordinate daily cleaning schedules, log maintenance issues, and manage third-party contractors to ensure properties are 100% guest-ready.
* Pricing & Revenue Management: Take ownership of day-to-day pricing using software and manual "sense checks." You will proactively identify pricing gaps, monitor occupancy, and implement demand-based adjustments.
* Property Onboarding & Growth Support: Assist with the end-to-end setup of new listings, including system configuration and documentation. You will also research potential partners and draft proposals for new clients.
* Process Improvement & SOPs: Identify inefficiencies and create or refine Standard Operating Procedures (SOPs). You are expected to contribute ideas that improve the overall efficiency of the business.
* Reporting & Communication: Maintain accurate records for all bookings. Provide regular updates via WhatsApp and share high-level weekly operational summaries with the founders.
What We’re Looking For:
* The "STR Expert": Minimum of 3 years of experience in the Short-Term Rental (STR) industry, specifically working with Property Managers or in an Operations Manager capacity.
* PMS Proficiency: Hands-on experience with OTA platforms (
* The Proactive Brain: You don’t wait for a to-do list; you take total ownership of systems and ensure they are followed with precision.
* Tech Savvy: Familiarity with pricing tools (e.g., PriceLabs, Wheelhouse) and Google Workspace.
* Communication Mastery: Exceptional written and verbal English. You are calm under pressure and confident speaking with guests on the phone to resolve situations professionally.
