Overview
We are a U.S.-based multifamily real estate investment company helping serious investors acquire and operate cash-flowing properties.
We are hiring a Deal Execution Lead (DEL) to own deal quality from inspection through stabilization.
This is a leadership execution role, not a VA position.
You will be responsible for:
• Protecting deal quality
• Preventing bad closings
• Enforcing standards with sellers, contractors, and PMs
• Making sure properties perform after closing
If you are calm under pressure, decisive, and comfortable pushing back when numbers don’t make sense — this role is for you.

What You Will Own (Non-Negotiable)
Phase 3 – Due Diligence
• Review inspection reports line-by-line
• Coordinate GC bids and validate repair scope
• Identify risks, missing items, and underwritten assumptions
• Flag bad deals early (price, credits, rehab, rent assumptions)
Phase 4 – Negotiation & Close Support
• Support negotiation strategy (price, credits, terms)
• Ensure repair credits match real scope of work
• Escalate issues immediately (no silent acceptance)
• Confirm clients are prepared for post-close cash needs
Phase 5 – Rehab Oversight
• Track rehab timelines, deliverables, and payments
• Hold vendors accountable to scope and deadlines
• Ensure no “mystery delays” or scope creep
Phase 6 – Asset Management Quality Control
• Ensure PMs execute notices, rent collection, and turnovers on time
• Reduce tenant ? owner direct communication
• Confirm stabilization targets are met
• Surface performance risks before they become fires

Preferred Experience (One or More)
• Multifamily underwriting or acquisitions support
• Real estate transaction coordination
• Property or asset management
• Construction / rehab coordination
• Investor-focused real estate operations
You do not need to be licensed.
You do need to understand:
• Inspections
• Repair credits
• Rehab budgets
• Cash flow
• How deals fall apart after closing

Required Skills
• Strong English (clear, confident, professional)
• Comfortable on phone and Zoom
• Organized with follow-through
• Calm under pressure
• Able to log clear notes in CRM (GoHighLevel)
