Role Overview
Eluvial Academy is seeking a Real Estate Financial Modeling & Development Analyst (Contract) to design and build a comprehensive suite of real estate and crypto education templates. This is a hands-on, execution-focused role for someone with a strong background in real estate finance, development underwriting, and financial modeling.
The ideal candidate has direct experience underwriting deals, structuring capital, and building financial models from scratch—not just reviewing them.

Key Responsibilities
Financial Modeling & Underwriting
• Build a Residential Pro Forma Template + User Guide for 1–4 unit, ADU, and small multifamily deals
• Develop a Commercial Pro Forma Template for multifamily, mixed-use, and development projects
• Create a LIHTC / Affordable Housing Analysis Guide to support subsidized and public-private projects

Investor & Capital Materials
• Design a professional Investor Pitch Deck Template (.pptx)
• Create a One-Page Deal Summary Template (.docx)
• Develop an Executive Summary Template
• Prepare a Lender / Investor Summary Sheet
• Draft a Joint Venture (JV) Term Sheet Template
• Create a Letter of Intent (LOI) Template

Acquisition & Due Diligence Tools
• Develop a Comprehensive Due Diligence Checklist
• Build Expanded Due Diligence Worksheets (zoning, utilities, environmental, legal, financial risks)
• Create a Property Inspection Checklist

Development & Construction Tools
• Build a Rehab & Construction Budget Template (hard costs, soft costs, contingencies, draw alignment)
• Create a Gantt Chart Project Schedule Template
• Develop a Commercial Rent Roll Template
• Build a Rent Comps & Market Analysis Worksheet

Crypto Education Tool
• Design a Crypto Trade Tracker & Trading Journal Template
• Include trade logging, P&L tracking, risk/reward analysis, and behavioral journaling
• Ensure clear educational disclaimers (non-advisory)

Quality Assurance & Delivery
• Ensure all templates are functional, reusable, and clearly documented
• Align templates with Eluvial Academy’s Stan Store bundles:
o Starter Investor Bundle
o Investor-Ready Bundle
o Developer Toolkit
o Crypto Trader Toolkit
• Participate in biweekly progress reviews

Required Qualifications
• Strong background in real estate finance, development, or investment analysis
• Proven experience building financial models and pro formas from scratch
• Solid understanding of:
o Residential and commercial underwriting
o Debt sizing, returns, and capital stacks
o Investor and lender expectations
• Advanced proficiency in Excel and/or Google Sheets
• Ability to translate complex financial concepts into clear, teachable tools

Preferred Qualifications
• Experience with multifamily or affordable housing (LIHTC)
• Background in real estate development, private equity, lending, or consulting
• Experience creating templates, SOPs, or educational materials
• Familiarity with construction budgeting and development timelines

Contract Details
• Duration: Up to 60 days (early completion allowed)
• Compensation: $1,400 per month, up to $2,800 total
• Structure: Fixed-fee, deliverable-based (not hourly)
• Work Arrangement: Remote, flexible schedule
• Ownership: All work is work-for-hire and owned by Eluvial Academy
