JOB OVERVIEW

We are Lynch Legacy a growing Airbnb short-term rental (STR) business specializing in offering premium accommodations in high-demand markets across the United States. Our properties are carefully selected to provide guests with exceptional experiences, ensuring high satisfaction rates and positive reviews. As we continue to expand our presence in key markets, we are seeking a dedicated Outreach Specialist to help us grow our portfolio and manage daily operations.

**Job Description:**
We're looking for a motivated and detail-oriented Outreach Specialist with a passion for real estate and hospitality. The ideal candidate will have experience in market research, client outreach, and data management. In addition to outreach efforts, you will also support daily operations by handling guest inquiries, answering messages, and assisting with other administrative tasks.

**Responsibilities:**
1. Research 3 target markets to find arbitrage opportunities
2. Pull rental comps from Zillow, ---------- , Facebook Marketplace (100+ per week)
3. Pull STR revenue data from AirDNA for target properties
4. Calculate deal viability (rent vs STR revenue spread)
5. Cold outreach to landlords,real estate agents, property owners via email/phone to pitch STR arbitrage agreements
6. Track all outreach in our CRM (we'll provide access)
7. Assist with small daily tasks, including managing booking calendars, coordinating with cleaning services, and other operational support.
8. Stay informed on STR market trends and competitor activities
9. Build and maintain relationships with potential clients, ensuring clear communication and follow-up.
10. Answer guest inquiries and messages in a timely and professional manner.

**Qualifications:**
- Experience in outreach, market research, or a related field.
- Strong organizational skills with attention to detail, particularly in data entry and management.
- Excellent communication skills, both written and verbal.
- Self-motivated with the ability to work independently and manage multiple tasks.
- Familiarity with the short-term rental market or real estate is a plus.
- You've done cold outreach that actually got responses (sales, recruiting, real estate)
- You're comfortable with spreadsheets/Notion and can do basic math (profit margin calculations)
- You can write emails that don't sound like a bot
- You've heard of Airbnb arbitrage or are willing to learn it in 48 hours
- Proficient in Microsoft Office Suite, Google Workspace, and communication tools or WhatsApp.

You need hand-holding on every task
You've never tracked KPIs or don't know what that means

**Pay:**
$5-7/hour depending on experience
Performance bonus: $50 per signed arbitrage agreement that we close, an extra $100 if we book our rentals & profit within 30-45 days
Potential to scale to full-time if you perform
6-8 hours/week to start (can split across 2-3 days)
