JOB OVERVIEW

JOB OPPORTUNITY: Land VA (Acquisitions, Lead Gen & Operations Specialist)

I am looking for a high-performing Land VA to become the right-hand partner in my land investing business. I don’t just need a task-taker; I need a proactive expert problem solver who will take full ownership of my business operations, manage my lead generation, and ensure every deal moves flawlessly from start to finish.
Compensation & Growth (The Startup Opportunity)

Base Pay: $3.00 – $4.00 per hour (depending on experience).

Performance Bonus: Contract-based bonuses for every successfully closed deal.

The Vision: I am a startup, and for the right candidate, this is a ground-floor opportunity. As you help me grow the business and increase profitability, there will be significant room for pay increases and leadership roles.

Key Responsibilities & Ownership

Lead Generation Mastery: Take charge of the marketing engine. You will set up and manage cold calling and text blast software (e.g., Mojo, Launch Control, Batch, etc.), manage lead lists, and ensure consistent output.

Operations & Streamlining: I need you to make my business more efficient. You will manage and improve my Google Spreadsheets, CRM workflows, and internal processes—taking the "admin" weight off my shoulders.

Transaction Coordination: Manage the "Contract-to-Close" process. You will handle Contract Preparation and act as the primary liaison between me, the seller, and the title company/attorney.

Expert Due Diligence: Perform rigorous research on land (zoning, legal access, topography, utilities, and back taxes wetlands flood zones endangered species ) using GIS and property data tools. Land ID

Clean Data Entry: Maintain 100 acurate, organized data in my Google Sheets and CRM.

The Ideal Candidate

Minimum 2 Years Land Experience: You must have direct experience in the Land niche (not residential houses). You should already know the acquisition lifecycle inside and out.

Problem Solver: You don’t just report problems; you bring solutions. If a system breaks or a deal gets stuck, you investigate and provide a fix.

Extreme Ownership: You are detail-oriented and proactive. You don’t wait for instructions—you see what needs to be done and you do it.

Positive & Coach able: You bring a great attitude to work every day. While you are an expert, you are also willing to learn my specific systems and adapt to feedback.
