Real Estate/Land Acquisitions Virtual Assistant Job Description:
This role is to assist the Acquisitions team of QC Capital in identifying existing express car
washes and/or available land sites to develop car washes throughout New Jersey and
Pennsylvania. The VA will be provided an excel spreadsheet as a tracker to input data on sites
they locate for sale that match our criteria, which will be reviewed and added to the Acquisition
underwriting pipeline by the VP of Acquisitions.
Job Functions:
- Use free online resources such as Loopnet, Google, and Crexi to identify existing car
washes and/or available land sites for sale in New Jersey and Pennsylvania
- For land sites, the VA must be able to cross reference the site’s current zoning against
the jurisdiction/municipality zoning code to confirm car wash development is allowed.
This must be completed before a site is added to the tracker
- Add sites to tracker that match the criteria listed below with the following information
o Listing broker contact information
o Seller information (if available)
o Current zoning designation (for land sites only)
o Listing Price
o Land area / size (for land sites only)
o URL of the webpage where the car wash and/or land is listed
Example of existing car washes and land sites we are interested in:
1) Express Car Wash
Criteria for Existing Car Wash sites:
- Markets: New Jersey and Pennsylvania
- We are only interested in sites that are for sale (business + real estate). We are not
interested in sites that are listed as NNN or Sale Leaseback.
- We want to find existing express
- Locations: New Jersey and Pennsylvania
- Age: Built in 2010 or newer
- Price Range: $2M - $10M
- We want sites in densely populated areas that are near popular retailers such as
Walmart, Costco, Chick-fil-a, McDonalds, grocery stores, gas stations, etc.
- We want to find sites that have limited nearby competition (no other car washes within 3-
mile radius)
- Express car washes have a tunnel that pull a vehicle through the car wash using a
conveyor belt/chain. The machinery in the tunnel moves around the car while it is being
pulled through the tunnel during the wash.
- Express car washes will normally offer free vacuums in the parking lot
- The interior of an express car wash tunnel is above – this is an example of the type of
car wash we are interest in finding in New Jersey and Pennsylvania
- We are interested in finding express car washes for sale that are listed between $2M -
$10M
2) Self-Serve Car Wash
Criteria for Self-Serve Car Wash Sites:
- Markets: New Jersey and Pennsylvania
- Age:
- We want sites in densely populated areas that are near popular retailers such as
Walmart, Costco, Chick-fil-a, McDonalds, grocery stores, gas stations, etc.
- We want to find sites that have limited nearby competition (no other car washes within 3-
mile radius)
- Self-serve car washes do not have a tunnel. Instead, they have individual bays where
customers park and wash their car themselves using water and soap provided by the car
wash
- We are interested in finding older, poorly maintained self-serve car washes that we can
demolish to build our own car wash
- We are interested in finding self-serve car washes that are listed for sale up to $1M
- The buildable land area must be greater than 0.85 acres
3) Land for Development
Criteria for Land Sites:
- Markets: New Jersey and Pennsylvania
- Price: $1.5M or below
- We want to find land sites that are near a lot of housing developments, apartment
complexes, retail corridors, etc. We want to stay away from sites that are in rural areas
with low population density
- Sites that are located off of heavily trafficked roads and/or near popular retail or
shopping centers
- Retail synergy: we like sites in/around complimentary retailers like Walmart, Target,
Starbucks/Dunkin, chick-fil-a, etc.
