Job Summary
The Community Association Manager serves as the primary liaison for a portfolio of Homeowner or Condominium Associations, overseeing the operations of their nonprofit corporations. This role involves delivering expert guidance and project execution to Boards of Directors in areas such as financial planning, maintenance, governance, and risk management. Success in this position requires precision, discipline, and a commitment to quality in a fast-paced, structured environment. Strong problem-solving skills, technical expertise, and integrity are essential to meeting Board and homeowner expectations.
Responsibilities
Community Management
• Advise the Board per governing documents, industry standards, and Washington state laws,
• Act as primary community contact; respond within one business day,
• Deliver monthly management reports and conduct regular site inspections,
• Issue violation notices and process architectural requests for Board review,
• Develop and maintain an annual maintenance plan,
• Manage projects: solicit bids, review contracts, schedule work, and report progress,
• Coordinate reserve studies and insurance coverage, including claims support, and
• Prepare for and attend Board and Annual meetings.
Financial Management
• Prepare and implement the annual budget with Board and membership approval,
• Review monthly financial reports and approve invoices,
• Oversee collections and delinquency enforcement with attorneys, and
• Advise the Board on fund management and investments.
Administrative Management
• Review and report on resale certifications and lender requests, and
• Keep community web portals updated with relevant information.

Education and Experience
• Minimum of 2 years’ experience as a Community Association Manager.
• Completion of the Community Association Institute M100 course.
• 4-year degree desired.
Physical Requirements
• Prolonged periods of sitting at a desk and working on a computer
Contractors:
• Are not eligible for employee benefits such as paid time off (PTO), health insurance, or retirement plans,
• Bill and are compensated only for hours worked, with no eligibility for overtime pay. The hourly rate remains consistent regardless of the number of hours worked, and
• Do not receive pay during company closures (e.g., holidays) unless they perform pre-approved work during those periods. We observe 14 holidays annually.
To reflect these differences, we are offering a higher hourly rate than that of a regular employee. This is intended to help offset costs such as health insurance and retirement and provide flexibility for unpaid time off.
