Real Estate Accountant – QuickBooks Expert
Location: Remote
Type: Contractor / 1099
Start Date: Immediate
Pay: Based on experience & project scope
Commitment: Part-time ongoing or project-based
We are seeking a highly experienced Real Estate Accountant with deep knowledge of QuickBooks Online, Florida tax law, and real estate-specific accounting best practices.
If you don't know how to set up and manage class tracking, reconcile accounts back to January 2025, and build a clean, audit-ready system — this is not the role for you.
???? Who We’re Looking For:
? Minimum 3 years of real estate accounting experience
? Expert-level proficiency in QuickBooks Online (no desktop)
? Must be based in Florida and understand Florida-specific real estate tax law
? Must know how to set up and maintain class tracking, chart of accounts, custom reporting, and entity-specific workflows
? Must be able to reconcile all accounts back to January 2025 and identify missing entries
? Must be comfortable working directly with ownership and legal/tax advisors
???? Responsibilities:
Set up and/or clean up QuickBooks Online to ensure accurate books
Build and organize classes, locations, and chart of accounts relevant to real estate and related entities (brokerage, title, lending, rentals, etc.)
Reconcile all bank, credit card, and loan accounts from January 1, 2025 to present
Track agent commission payments, pass-through income, and business expenses
Prepare clean monthly reports (P&L by class, cash flow, balance sheet, etc.)
Maintain compliance with Florida real estate business taxation standards
Work alongside legal/CPA team to ensure accurate reporting for year-end
Advise on entity structure improvements, intercompany transactions, and audit readiness
???? Do not apply unless:
You have hands-on QuickBooks Online experience in real estate accounting
You are based in Florida and familiar with local tax rules (LLCs, S-Corps, etc.)
You can hit the ground running without needing to be taught terminology or workflow
You’ve performed full-cycle reconciliation and cleanup projects before
???? To Apply:
Please submit the following:
Your resume
Two Florida-based real estate or tax references
Your answer to this question (no ChatGPT):
“Describe how you would set up QuickBooks Online for a multi-entity real estate business and reconcile transactions from January 1, 2025. What classes and reports would you prioritize?”
Optional: Include a Loom video explaining how you typically structure QuickBooks for real estate clients.
We are looking for a true professional who can build a system we can rely on — not just a bookkeeper, but a real estate accounting specialist.
Would you like me to:
Format this into a clean, professional PDF flyer?
Set up a Google Form to collect resumes, references, and workflow responses?
Write follow-up screening questions or interview prompts?
Let me know, and I’ll deliver all assets ready to go.
