The Property Manager – Rent2Own Program Specialist is responsible for overseeing day-to-day operations of residential properties within our unique Rent2Own portfolio. This role emphasizes direct, phone-based interaction with residents and applicants, helping guide individuals through our lease-option program designed for those not yet mortgage-ready. In addition to strong interpersonal skills, the ideal candidate will be fluent with Buildium property management software, ensuring accurate documentation, compliance, and communication across the board.

Key Responsibilities:
Resident Communication & Phone Engagement
Serve as a front-line communicator for inbound and outbound resident interactions via phone, ensuring responsive and empathetic support across leasing, maintenance, and compliance issues.

Educate and excite applicants about the Rent2Own program, explaining:

How the option fee provides exclusive buying rights.

Income-based qualification (not credit score-dependent)?.

The importance of completing the no-fee application before viewing a home?.

De-escalate concerns while reinforcing the benefits and structure of our long-term lease-option pathway.

????? Leasing & Option Oversight
Process lease agreements and option contracts through Buildium, ensuring accuracy and alignment with company terms and timelines.

Verify that all adult occupants have submitted applications and income documentation.

Track lease compliance (rent due dates, fee assessments, renewal timelines) and enforce penalties or corrective actions when necessary, in alignment with lease and option terms??.

???? Buildium-Based Property Operations
Log and manage all maintenance requests, communications, and financial transactions within Buildium.

Keep resident records current, including lease status, payment history, contact info, and maintenance logs.

Generate reports on occupancy, delinquencies, and lease performance metrics for internal review.

????? Unit Oversight & Readiness
Coordinate with field and maintenance teams to ensure properties are move-in ready and properly maintained throughout occupancy.

Provide residents with updates on unit status during turnovers, cleanouts, and inspections.

Clearly communicate the distinction between “move-in ready” condition and cosmetic upgrades, setting expectations early?.

???? Program Compliance & Policy Enforcement
Maintain compliance with all applicable local housing laws, the Arizona Residential Landlord-Tenant Act (where applicable), and USAPE’s lease-option policies.

Ensure applicants understand non-refundable option fees, rent does not build equity, and the option to purchase is contingent on lease performance?.

Preferred Qualifications:
3+ years in residential property management or leasing, preferably in rent-to-own or affordable housing programs.

Experience using Buildium (or similar platforms such as AppFolio, Yardi, etc.).

Excellent phone communication skills; must be comfortable and effective managing high volumes of inbound and outbound calls.

Knowledge of residential lease and option agreements.

Experience with credit-challenged renters or non-traditional housing models a plus.

Bilingual (English/Spanish) preferred but not required.
