We are seeking a highly motivated and detail-oriented Property Research Specialist to join our team. The ideal candidate will specialize in identifying turnkey rental properties across the United States that can be purchased using various financing strategies, including conventional methods, seller financing, creative financing, and subject-to methods. This role is critical in helping us find quality properties that are ideal for rentals and have a strong performance potential.
Key Responsibilities:
• Property Research:
• Identify and source turnkey rental properties in desirable markets across the U.S.
• Use online tools, MLS databases, and other resources to gather relevant information.
• Focus on properties suitable for rental income and long-term investment.
Market Analysis:
• Analyze property data, market trends, and demographics to assess investment potential.
• Evaluate neighborhoods for rental demand, property appreciation, and tenant profiles.
Financing Strategies:
• Identify properties that can be acquired using a variety of methods: conventional mortgages, seller financing, creative financing structures, and subject-to strategies.
• Understand and assess potential financing options based on seller terms and buyer needs.
Quality Assurance:
• Ensure properties meet set criteria for profitability, safety, and suitability for rentals.
• Review and cross-check all property details, including property taxes, insurance estimates, and potential repairs.
• Reporting:
• Provide comprehensive reports summarizing each property’s investment potential, projected cash flow, ROI, and financing structure options.
• Present findings in a clear and organized manner for easy decision-making.
• Collaboration:
• Work closely with the acquisitions team and management to align property research with investment strategies and goals.
Required Skills & Qualifications:
• Real Estate Knowledge: Strong understanding of real estate investing, rental property analysis, and different financing methods.
• Research Skills: Proficiency in online research, utilizing tools like MLS, Zillow,
• Analytical Mindset: Ability to analyze market trends, property values, and assess potential returns on investment.
• Knowledge of Financing Structures: Familiarity with conventional mortgages, seller financing, creative financing methods, and subject-to strategies.
• Attention to Detail: Highly organized and able to manage multiple properties and market analyses simultaneously.
• Tech-Savvy: Proficient in using Google Sheets, Excel, or real estate software for reporting and analysis.
• Communication Skills: Excellent written and verbal communication skills to report findings clearly.
Preferred Qualifications:
• Prior experience in real estate investing or working in a similar property research role.
• Understanding of the U.S. housing market and rental property markets.
• Familiarity with property management processes, tenant demand, and rental regulations.
